Job summary

Property Pigeon Maintenance LLC is seeking a seasoned Maintenance Leader to oversee all property maintenance across our growing rental portfolio. You will manage the maintenance team, ensure units meet high living standards, and drive portfolio growth within established budgets.

You will mentor technicians, coordinate with vendors, and lead preventive maintenance schedules while maintaining compliance with safety and housing codes.

Qualifications

  • High school diploma or equivalent; trade certifications preferred.
  • 3–5 years hands-on property maintenance in multi-family real estate.
  • Proven leadership or supervisory experience overseeing maintenance staff.
  • Working knowledge of budgeting and maintenance tracking systems.

Responsibilities

  • Own maintenance operations across the rental portfolio within budgets and quality standards.
  • Lead and mentor maintenance technicians; develop team and workflow efficiency.

This role is reserved for someone looking to establish themselves as a trusted leader within our small but growing real estate company, and help set the foundation of success by managing all aspects of property maintenance across our growing rental portfolio. This person has a complete understanding of the property management industry, and is looking to cement themselves as a loyal partner to help drive company success by managing the maintenance team and focusing on growing company revenue, ultimately leading to the personal and professional success of everyone on our team. This is currently the highest level position within our company, which translate to an infinite amount of potential opportunity for the right person. A company vehicle is provided for work purposes and we pay double time for on-call hours because we respect your personal time.

Objectives
  • Take complete ownership of effectively maintaining all properties in strict alignment with established operating budgets and benchmark quality standards.
  • Serve as the primary driving force behind the company's continuous physical growth and portfolio expansion.
  • Perform hands‑on maintenance technician work across properties to ensure all units meet modern living standards, and create on‑call schedule between yourself and maintenance technicians.
  • Teach, mentor, and lead maintenance team members to elevate their technical skill sets and operational efficiency.
  • Drive company revenue and overall financial success through proactive property preservation, cost control, and minimized unit turnaround times.
  • Oversee routine property inspections and execute preventive maintenance schedules to safeguard physical assets.
  • Manage vendor relationships, material procurement, and contractor performance to keep repair projects on schedule and within budget, including large renovation projects.
  • Diagnose, troubleshoot, and resolve complex mechanical, electrical, plumbing, and appliance issues efficiently.
  • Ensure adherence to all local, state, and federal safety regulations, housing codes, and company compliance policies.
  • Cultivate positive resident relations by promptly and professionally addressing maintenance requests to support our community-focused mission.
Competencies
  • Advanced technical proficiency in multi‑family property maintenance, including plumbing, electrical, carpentry, HVAC, and appliance repair.
  • Demonstrated leadership and teaching capability to train, guide, and develop technical staff members.
  • Strong financial acumen to manage property maintenance operations strictly within allocated budget constraints.
  • Exceptional capability to take full accountability and ownership of physical property standards and asset preservation.
  • Proven strategic problem‑solving skills to diagnose operational roadblocks and scale maintenance workflows effectively.
  • High‑level organizational and project management skills to prioritize work orders, turns, and capital projects simultaneously.
  • Clear communication abilities to coordinate seamlessly with tenants, vendors, and property management leadership.
  • Reliable mechanical aptitude and hands‑on operational stamina for rigorous daily property upkeep.

  • Adaptability to thrive and grow rapidly within an expanding entrepreneurial real estate environment.
Education & Experience
  • High school diploma or equivalent; technical certifications or trade school training in HVAC, electrical, or plumbing are strongly preferred.
  • Minimum of 3–5 years of hands‑on property maintenance experience, preferably within multi‑family residential real estate.
  • Proven track record in a leadership, supervisory, or senior technical role overseeing maintenance operations and personnel.
  • Working knowledge of property management software, budgeting, and maintenance tracking systems.
Physical Requirements
  • Ability to lift, push, and pull heavy equipment and materials up to 50 pounds regularly.
  • Capacity to stand, walk, climb ladders, kneel, bend, and crawl for extended periods during property inspections and repairs.
  • Manual dexterity and visual acuity to operate power tools, hand tools, and diagnostic equipment safely.
  • Tolerance for working in diverse indoor and outdoor weather environments and mechanical spaces.
