Bedrock Property Management in Wilmington, NC is seeking a Maintenance Technician who will respond to service requests, perform repairs, and support ongoing property upkeep with a strong background in plumbing, carpentry, and appliance repair.

This role requires clear communication, excellent organization, and a dedication to resident satisfaction. You will clean and maintain common areas, assist the Groundskeeper with tasks, and handle safety and tool use across indoor and outdoor spaces.

Qualifications

  • Must hold EPA Section 608 Certification or HVAC certification within 60 days of employment.
  • HVAC Certification (e.g., HVAC Excellence) validates HVAC-specific skills.
  • OSHA 10 or OSHA 30 certification preferred for safety.
  • CPO (Certified Pool Operator) beneficial for pool/spa maintenance.
  • Plumbing or Electrical licenses advantageous to broaden maintenance capabilities.

Responsibilities

  • Provide exemplary customer service to residents and proactively resolve issues.
  • Maintain the physical condition of the property.
  • Utilize hand and power tools for upkeep tasks.
  • P pickup debris and remove objects from the property.
  • Respond to issues outside normal hours when required.
  • Provide professional, timely responses to work orders.

POSITION SUMMARY

As the Maintenance Technician, you will be a key team player in the upkeep of the property by responding to service requests and completing repairs promptly while possessing a strong background in plumbing, general carpentry, and appliance repairs.

KNOWLEDGE/SKILLS/ABILITIES
  • Exceptional verbal and written communication skills to liaise effectively with team members, leadership, and residents.
  • Outstanding organizational skills to manage multiple priorities, tasks, and deadlines efficiently.

  • Maintain cleanliness of property by maintaining and repairing issues across parking lot, buildings, and all common areas.
  • Clean out vacated apartments.
  • Assist the Groundskeeper with service requests as needed.
  • Address issues with landscaping and snow/ice removal.
  • Communicate effectively with residents and coworkers even in difficult situations.
  • Operating computers and other technological devices to access email, and company-utilized software.
  • Meet task deadlines as assigned
ESSENTIAL JOB FUNCTIONS
  • Provides exemplary customer service to all residents proactively solving issues, and creating a warm and welcoming environment for all.
  • Maintains the physical condition of the property.

SPECIFIC EDUCATION OR EXPERIENCE
  • Required:
    • Candidates must hold at least one of the following certifications. If not currently certified, the selected candidate must obtain the required certification within 60 days of employment.
    • EPA Section 608 Certification (HVAC): Required for technicians handling refrigerants in HVAC systems. Ensures compliance with federal environmental regulations.
    • HVAC Certification: May include certifications such as HVAC Excellence or equivalent that validate HVAC-specific technical skills.
  • Preferred:
    • OSHA 10 or OSHA 30 Certification: Demonstrates general workplace safety knowledge, particularly valuable in construction and technical environments.
    • CPO (Certified Pool Operator): Beneficial for roles involving pool and spa maintenance; includes training in water quality, safety, and mechanical systems.
    • Plumbing or Electrical Licenses: Depending on state requirements, licenses or certifications in plumbing or electrical work are advantageous and support a broader range of maintenance capabilities.
PHYSICAL DEMANDS AND WORK ENVIRONMENT
  • Frequently sit, stand and walk.
  • Regularly required to talk or hear.
  • Frequently required to use hands or fingers to handle or feel objects, tools or controls.
  • Occasionally required to climb or balance, stoop, kneel, crouch or crawl.
  • Occasionally lift and/or move up to 75 pounds.
  • Vision abilities to include close vision, distance vision, peripheral vision and the ability to adjust focus.
  • The noise level in the work environment is usually moderate to high.
  • Temperature in the workplace is typically moderate, though the ability to withstand seasonal cold and heat of the outdoors is required.
TRAVEL REQUIREMENTS
  • Travel up to 10% of the time.
