Job summary

Qualifications

• 4-6 years of experience in building maintenance.
• Experience managing others preferred.
• Knowledge of electrical, HVAC, plumbing, carpentry, and general building maintenance.
• Ability to perform outdoor work in all weather and lift up to 50 pounds regularly.
• Willing to work occasional on-call shifts.
• Strong leadership, organizational, and communication skills.
• DL number and valid driver's license required.
• EPA 608 Certification required.
• OSHA-10 Training required.

Responsibilities

• Manage staff recruitment, hiring, training, coaching, evaluating, and disciplinary actions up to termination.
• Oversee financial performance within budget, focusing on maximizing cash flow after debt service.
• Coordinate vendor/contractor communications, scheduling, invoices, and payments.
• Schedule, train, supervise, and evaluate maintenance personnel and ensure proper training.
• Ensure property goals for response and completion times are met and prioritize work orders.
• Oversee purchase orders to meet budget and service standards.
• Establish emergency on-call procedures and safety practices.
• Oversee equipment maintenance inspections and records; manage make-ready of vacated units.
• Conduct regular property inspections and manage resident service requests.
