Job summary

Kittle Property Group is seeking a Maintenance Technician responsible for on-site maintenance at our properties. You will provide reliable service, perform repairs, and ensure a professional image is maintained at all times.

Responsibilities include daily grounds and unit inspections, preventive maintenance, snow removal, and coordination with contractors. The role requires basic math, communication skills, and the ability to work independently and after hours in emergencies.

Qualifications

• High school diploma or GED required.
• 1 year of experience required.
• HVAC/EPA certification preferred.
• Ability to read, write, speak and interpret basic instructions and simple correspondence.
• Ability to perform basic math operations (add, subtract, multiply, divide).
• Ability to follow detailed instructions with common sense understanding.
• Basic MS Outlook and MS Word skills.

Responsibilities

• Monitor maintenance expenses and ensure costs stay below budget.
• Inspect community grounds each morning.
• Perform turn (painting, cleaning, maintenance of vacant units).
• Complete all maintenance requests in a timely manner.
• Prepare all vacant units for occupancy.
• Conduct preventative maintenance activities.
• Maintain landscaping and lawn care.
• Perform snow removal of sidewalks.
• Maintain records of maintenance performed at the site.
• Provide and maintain personal tools and assist with contractor supervision.
• Offer emergency resident support after office hours.
• Conduct quarterly unit inspections.
