Job summary

OneWall Communities LLC in Decatur, GA is seeking a motivated Community Manager to oversee day-to-day operations across assigned properties and maximize occupancy and value. You will lead a on-site team, manage budgets, leases, and maintenance, and ensure compliance with company policies and safety standards.

The ideal candidate has 5+ years of property management experience, strong leadership and customer service skills, and a proven ability to drive resident satisfaction.

Qualifications

• Minimum of 5 years property management experience.
• Minimum of 5 years on-site as Leasing Consultant/Assistant Property Manager.
• Bachelor's degree preferred, or 5 years related experience in property management.
• Must be adaptable with strong business ethics and sound judgment.
• Excellent customer service and leadership.
• CPM/CRM/CAM/RAM or ARM preferred; CRMT or COM preferred.
• Competence in Microsoft Office and community software applications.
• Knowledge of OSHA laws and regulations.
• Able to work evenings and weekends.
• Valid driver’s license.
• Strong ability to present information to owners, residents, and employees.

Responsibilities

• Manage and oversee all operations including property maintenance, capital improvements, rent collections, lease administration, budgeting, and marketing.
• Develop, mentor, lead, and manage a high-performing, cohesive team.
• Maintain accurate records of all community transactions (rent rolls, delinquency reports, move-ins/outs).
• Assist in preparation and development of annual property management operating budget.
• Maximize rental revenue by maintaining high occupancy and reduction of vacancy loss.
• Generate necessary legal action, documents, and process in accordance with State and Company guidelines.
• Ensure that A/P invoices are submitted to the corporate office for payment; handle petty cash and all funds.
• Confirm all leases and corresponding paperwork are completed and input to the property management software system accurately and on a timely basis.
• Lead emergency team for the community; ensure proper response to emergencies per guidelines.
• Develop and/or implement resident retention programs (events, promotions, newsletters).
• Maintain community appearance and ensure repairs are noted and completed on a timely basis.
• Ensure that all service requests are recorded and communicated to maintenance.
• Ensure OSHA standards compliance and safety policies.
• Purchase and authorize contracts in accordance with budgetary guidelines.
