Job summary

Greystar in Austin, TX is seeking an experienced Community Manager to oversee day-to-day operations of an assigned apartment property, lead the onsite team, drive occupancy and revenue, and ensure compliance with housing laws and company policies.

You will develop budgets, review financials, approve invoices, manage vendor relationships, supervise leasing and maintenance staff, and communicate with owners to deliver superior resident service.

Qualifications

• Bachelor’s degree from an accredited college or university preferred in Business Management, Real Estate, or related field.
• 4-6 years minimum of relevant experience that demonstrates property management, sales, marketing, and customer service background sufficient to manage day-to-day operation of an apartment community.
• Ability to manage multiple priorities in a fast-paced environment.
• Excellent communication, conflict resolution, and customer service skills.
• Detail-oriented and self-motivated with the ability to work independently, as a leader, and as a collaborative member of a team.

Responsibilities

• Provides input into the development of budget(s) for the property by analyzing financial statements and reviewing marketing information.
• Meets targeted revenues by setting rent rates, collecting rents, and preparing monthly financial status reports.
• Approves invoices from vendors and ensures insurance certificates and proper coding for payments.
• Controls expenditures by staying within the approved budget and managing petty cash.
• Oversees lease enforcement and renewal processes, inspections, and notices.
• Gathers and analyzes market trends to drive occupancy and revenue goals.
