Serves as primary leader on projects from start to finish with little oversight from the top project leader. Takes a proactive leadership role managing preconstruction, start-up, relationships, communication, schedule, budget, risk, close-out, and other components of the project. Leads the project team toward successful completion of the project. Handles complex and/or difficult situations to ensure successful completion of the project. Builds and maintains strong relationships with the project team, trade partners, design team, and client.
PRIMARY RESPONSIBILITIES
- Leads, coaches, and develops Construction Engineers and Assistant Project Managers assigned to the project team.
- Sets clear expectations for accountability, performance, and professional conduct across the project team.
- Delegates work appropriately to build capability while ensuring project deliverables are met on time.
- Provides timely, specific feedback and participates in performance conversations for assigned associates.
- Participates in recruiting, interviewing, onboarding, and training of project team associates.
- Reinforces company core values and culture in daily project operations, contributing to a high performing team.
Relationships
- Builds and maintains effective working relationships with clients, design teams, trade partners, and internal stakeholders at the project level.
- Supports leadership of client expectations related to project performance, changes, and issue resolution.
- Communicates project status, risks, and issues clearly and professionally.
- Anticipates issues and collaborates with the project team and trade partners to find solutions.
- Escalates relationship risks or conflicts beyond the project scope to the Senior Project Leader.
- Participates in community and professional associations and represents the company in a professional manner at all times.
Preconstruction, Project Set Up & Planning
- Develops the project management plan in alignment with approved project strategy, schedule, and financial objectives.
- Supports development and updates to the Project Financial Plan (PFP), ensuring assumptions, risks, and execution inputs are accurate and documented.
- Participates in the overall preconstruction process with assistance from the top project leader, including Bid Package development and review to facilitate buyout.
- Leads bid evaluations and trade partner buyouts, comparing bids to drawings and specifications.
- Develops budget setup for General Conditions and General Requirements in accordance with defined project plans.
- Coordinates setup and implementation of internal and external project documentation, systems, and controls.
- Executes overall development and execution of the procurement process
Project Execution & Operational Oversight
- Executes day-to-day project controls and documentation, ensuring project records, drawings, specifications, RFIs, submittals, as-builts, photo documentation, and meeting minutes are accurate, current, and issued in a timely manner; ensures trade partner submittals and RFIs are approved prior to start of work.
- Leads project meetings, including the Project Start‑Up meeting, and manages follow‑up action items, documentation, and tracking through completion.
- Leads the Projection and/or Deep Dive process with minor assistance from the Senior Project Leader, forecasting work and budgets in collaboration with the project team.
- Owns day‑to‑day schedule management, maintaining the master schedule, leading weekly look‑ahead schedules, sequencing, phasing, and coordination with trade partners, vendors, and site staff; leads schedule recovery planning when delays occur and elevates high‑risk delays to the Senior Project Leader.
- Executes self‑perform strategies including staffing plans, production rate and unit tracking, and procurement coordination; responsible for the overall financial success of the self‑perform plan.
- Develops and manages the project logistics plan, coordinating equipment needs, deliveries, and utilization; reconciles the monthly Logistics Center invoice against onsite tools and project budget and is responsible for the financial success of the Logistics plan.
- Coordinates with Building Performance Solutions teams to execute project‑specific action plans, leads the mock‑up and Building Envelope coordination processes, and ensures QAQC inspections are completed and non‑conforming work is identified, tracked, and corrected.
- Supports and executes the site‑specific safety plan, performing site safety walks, ORM and daily safety documentation, and corrective actions; collects and tracks trade partner safety and fall protection plans prior to work commencement; leads review of the Hazardous Building Material Survey(s) and escalates safety risks, trends, or non‑compliance to the Senior Project Leader.
Financial & Risk Management
- Responsible for the financial success of the project, including the setup, maintenance, and accuracy of the project financial budget.
- Forecasts and reconciles revenue and cost on a minimum monthly cadence and reviews weekly reports to ensure the project meets or exceeds financial metric expectations.
- Leads and manages corrective measures to steer the project back into budget, communicating and coordinating with stakeholders.
- Prepares and manages the Pay Application process and leads trade partner invoice reviews against budget and contract.
- Leads and manages the Field Work Directive and Change Order Management processes (PCO and COR), ensuring FWDs are in place prior to any extra work being started.
- Reviews owner and trade partner contracts and scopes with the project team to ensure full understanding of terms, conditions, and risk exposure, and ensures contracts and insurance are in place prior to starting any work.
- Identifies risk and executes risk mitigation and recovery actions, developing and maintaining the site‑specific risk mitigation plan and overall delay documentation processes (permit, weather, trade partner).
- Develops the ability to lead the permitting process by executing submittals, documentation, and follow‑up, and escalates risks with broader business, contractual, or account implications to the Senior Project Leader in a timely manner.
MINIMUM QUALIFICATIONS
- Bachelor’s Degree in Construction Management, Engineering, or related field, or equivalent combination of education, training, and experience.
- 6+ years’ experience.
- Proficiency in/ability to learn Procore and Microsoft Project to manage all components of the project.
- Proficiency in computer applications, preferably Microsoft Office.
- Demonstrated ability to take a leadership role on projects from start to finish.
- Proven consistent track record of successful projects/project management.
- Proven track record of superior budget management and accurate monthly cost projections.
- Demonstrated ability to develop project schedules and manage from beginning to end.
- Proven track record of proactive approach to problem resolution and issues management.
- Demonstrated relationship skills.
- Demonstrated ability to successfully manage more than one project at a time.
- Proficient in running project‑related meetings, including Progress, OAC, and pre‑installation meetings.
WORKING CONDITIONS
This position requires work in an office environment and construction job sites.
