Job summary

The Weitz Company / Contrack Watts, Inc. is seeking a Project Manager II to join our Industrial team in Des Moines, IA. Travel up to 50% is required as part of the role; you will manage scope, risks, schedules and subcontractor relations throughout project lifecycles.

You will lead preconstruction efforts, coordinate with teams, and ensure compliance with safety and quality standards while driving successful project outcomes.

Qualifications

  • Industry-related bachelor's degree required; equivalent combination allowed.
  • 7+ years of construction project management experience required; Lean experience desirable.
  • OSHA 30 preferred, or willingness to obtain upon hire.
  • Proficiency in Microsoft Word, PowerPoint, Excel, and Outlook; ability to learn JDE, Procore, Bluebeam, Asta.
  • Strong initiative, independent judgment, project management and analytical skills; negotiation, leadership and client relations abilities.
  • Familiarity with project management and scheduling software (JDE, Procore, Bluebeam); Microsoft Office Suite required.

Responsibilities

  • Understand contract terms and obligations to keep work in progress within scope.
  • Own risk management and mitigation for assigned project(s).
  • Collaborate with project team to execute goals, boost morale and quality programs.
  • Coordinate schedule with team; identify long lead items and update project plan.
  • Confirm contracts, insurances, bonds and change orders before scope execution.
  • Complete project safety plan and ensure site compliance.
  • Oversee drawings, RFIs and submittals; manage documents.
  • Track material/equipment delivery status; flag schedule or cost impacts.
  • Assist preconstruction: schedule, bid strategy, constructability issues; manage buyout.
  • Create, negotiate and manage scopes of work in subcontracts/POs.
  • Prepare monthly project status reports, owner billings and risk assessments.
  • Manage subcontractor change orders within delegated authority.
  • Participate in marketing and proposals; develop business opportunities.
  • Maintain relationships with project stakeholders; foster third-party links.
  • Manage closeout, punch lists, as-built drawings and warranties.
  • Resolve disputes among subcontractors, vendors, designers, and owners.
  • Review project plan with team; coordinate scopes of work.
  • Perform other duties as assigned.

We are currently accepting applications for a Project Manager II to join our Industrial team.

Business travel is required up to 50% for this position.

What You'll Do Every Day
  • Understand contract terms and obligations to ensure work in progress is within scope
  • Accept overall responsibility of risk management and mitigation for assigned project(s)
  • Collaborate with project team to implement and execute project goals, build high morale and implement quality programs and initiatives
  • Coordinate with project team to create and manage the project schedule, identify and address long lead items, update and amend project plan as needed
  • Confirm contracts, insurances, bonds and change orders are intact prior to scope execution
  • Complete project safety plan and ensure site compliance
  • Oversee construction documents, drawings, requests for information (RFI) and submittals
  • Ensure project team is tracking material and equipment delivery status, notifying project team of any schedule or cost impacts and tracking requests for change
  • Assist with preconstruction efforts (i.e. create preliminary schedule, determine bid strategy and solicitation, detect potential constructability issues, ensure seamless transition to operations); manage buyout process
  • Create, negotiate and manage scopes of work to be included in subcontracts and/or purchase order agreements
  • Complete monthly project status reports (MPSR), owner billings and financial risk assessments
  • Manage subcontractor requests for change; solicitate pricing and execute change orders, within delegated authority
  • Participate in marketing and business development initiatives, including leading project proposals and presentations
  • Foster and maintain working relationships with all personnel involved in the construction process; initiate third party relationships when opportunities arise
  • Manage closeout information, punch list items, as-built drawings and warranty process
  • Manage dispute resolution among subcontractors, vendors, architects and owners, within delegated authority
  • Review project plan with project team; coordinate and communicate scopes of work
  • Perform other duties as assigned
What We're Looking For:
  • Education: An industry related bachelor's degree is required. An equivalent combination of education and experience may be considered.
  • Experience: A minimum of seven (7) years of construction project management experience is required. LEAN principles experience and ability to apply principles is desirable. OSHA 30 preferred, or the willingness to obtain upon hire.
  • Technology: Proficiency in basic computer software programs such as Microsoft Word, Powerpoint, Excel, and Outlook. Employee should have the ability to learn other specific software (JDE, Procore, Bluebeam, Asta, etc.).
  • Skills: A qualified candidate will demonstrate initiative, independent judgment, project management and analytical skills. They should also show strong negotiation, leadership, business acumen, client relation and decision making abilities.
  • Technology: Candidate should have experience with or be able to learn specific project management and scheduling software (ex: JDE, Procore, Bluebeam). Proficiency in Microsoft Office Suite is required. Training will be provided on company standards.
