Job summary

Qualifications

  • Bachelor's degree in Construction Management, Engineering, or related field preferred.
  • 5+ years of experience in commercial construction project management and estimating.
  • Experience in design/build project delivery strongly preferred.
  • Proficiency with estimating software and project management tools.

Responsibilities

  • Lead the preparation of conceptual budgets, detailed estimates, and project proposals.
  • Review design documents for constructability, value engineering, and scope alignment.
  • Solicit, evaluate, and negotiate subcontractor and supplier pricing.
  • Develop accurate quantity takeoffs for structural, architectural, and civil scopes.
  • Participate in design meetings to provide cost and scheduling input.
  • Prepare project schedules, preliminary site logistics, and risk assessments.
  • Assist with preparing design/build scope narratives and clarifications.
  • Plan, organize, and manage all construction activities from award to completion.
  • Establish and maintain project schedules; update regularly based on progress.
  • Develop and monitor project budgets, cost codes, and financial forecasts.
  • Issue subcontracts, purchase orders, and coordinate procurement.
  • Lead project meetings, generate meeting minutes, and track action items.
  • Coordinate with architects, engineers, inspectors, and clients to resolve design issues.
  • Ensure compliance with project specifications, building codes, and company standards.
  • Oversee RFIs, submittals, change orders, and project documentation.
  • Provide support to superintendents and field teams, ensuring alignment with project goals.

Reports To: Chief Operating Officer / President

FLSA Status: Exempt

Position Summary

The Project Manager/Estimator is responsible for managing commercial design/build construction projects from early concept through closeout. This role includes estimating, budgeting, scheduling, subcontractor management, client communication, and overall project delivery. The PM/Estimator works closely with clients, architects, engineers, and field personnel to ensure projects are completed safely, on time, within budget, and in accordance with company quality standards.

Key Responsibilities
  • Lead the preparation of conceptual budgets, detailed estimates, and project proposals.
  • Review design documents for constructability, value engineering, and scope alignment.
  • Solicit, evaluate, and negotiate subcontractor and supplier pricing.

Safety & Quality
  • Promote and enforce company safety policies and OSHA requirements.
  • Conduct site visits to monitor progress, quality, and compliance.
  • Assist in resolving quality control issues and ensuring punch list completion.
Client & Subcontractor Relations
  • Serve as primary point of contact for clients; maintain strong professional relationships.
  • Communicate project status, financial updates, and schedule impacts.
  • Resolve conflicts, manage expectations, and ensure client satisfaction.
Project Closeout
  • Oversee project turnover documents, O&M manuals, and warranty information.
  • Manage final inspections, commissioning, and closeout deliverables.
  • Conduct project debriefs to identify lessons learned.
Qualifications
Education & Experience
  • Bachelor's degree in Construction Management, Engineering, or related field preferred.
  • 5+ years of experience in commercial construction project management and estimating.
  • Experience in design/build project delivery strongly preferred.
  • Strong knowledge of construction means, methods, and sequencing.
  • Proficiency with estimating software (e.g., Bluebeam “preferred”, On-Screen Takeoff, ProEst).
  • Proficiency with project management tools (e.g., Procore, MS Project, Primavera).
  • Strong PC skills with proficiency in Microsoft Word, Outlook, and Excel.
  • Experience with Primavera, or AutoCAD is a plus.
  • Ability to interpret plans, specifications, and technical documents.
  • Strong negotiation, communication, and leadership skills.
  • Ability to manage multiple projects simultaneously.
