We are seeking an experienced construction professional to manage projects from early preconstruction and estimating through design coordination, subcontracting, execution, and closeout. This individual will lead project planning, financial oversight, client communication, and coordination with field leadership to deliver complex construction projects safely, on schedule, and within budget.
Project Types
This position supports a range of commercial construction projects, including new construction, tenant improvements, renovations, and design-build work. Projects may vary in size, scope, delivery method, and technical complexity.
Core Responsibilities
Preconstruction and Estimating
- Partner with clients and internal teams to understand project goals, budget requirements, schedule expectations, and overall project vision.
- Develop project-specific strategies during preconstruction to support successful delivery.
- Assist with identifying and coordinating appropriate design professionals, consultants, and trade partners.
- Lead or support the preparation of conceptual budgets, detailed estimates, bid packages, scopes of work, and technical proposal content.
- Coordinate internal estimate reviews and ensure pricing, assumptions, inclusions, exclusions, and risk items are thoroughly evaluated.
- Review and analyze subcontractor and vendor bids to confirm full scope coverage prior to award.
- Support design development and coordinate project design teams throughout preconstruction.
Project Management and Execution
- Manage multiple construction projects and estimates simultaneously from preconstruction through project completion.
- Oversee project budgets, cost reports, forecasts, profitability, and cost variance tracking.
- Update project forecasts within the company’s project accounting system at least monthly.
- Identify financial risks and opportunities, communicate material budget changes to leadership, and develop cost-effective solutions.
- Negotiate, prepare, and document subcontractor and vendor agreements.
- Coordinate with Superintendents to support construction drawing completion, field planning, site logistics, schedules, and execution.
- Develop, maintain, and update project schedules using Microsoft Project or similar scheduling software.
- Lead client, owner, design team, subcontractor, and internal project meetings; prepare agendas and maintain accurate meeting documentation.
- Build and maintain strong client relationships throughout the project lifecycle.
- Delegate project responsibilities effectively and maintain clear accountability across the project team.
- Support sales and business-development efforts as needed, including proposal strategy and client presentations.
- Identify opportunities for cost savings, process improvements, and improved project delivery.
- Promote and enforce strong jobsite safety standards in coordination with field leadership.
Qualifications
- Approximately 4–7 years of experience in construction project management, preconstruction, estimating, design-build, or a related construction role.
- Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field preferred; equivalent construction experience and relevant coursework may be considered.
- Experience managing projects of varying size, scope, and complexity.
- Strong background in estimating, budgeting, bid analysis, subcontractor management, scheduling, cost control, and project financial reporting.
- Ability to interpret construction drawings, specifications, scopes of work, and technical project requirements.
- Proficiency with Microsoft Excel, Word, Microsoft Project, AutoCAD, Procore, and construction accounting or project-management software. Experience with Viewpoint is preferred.
- Strong communication and presentation skills, with the ability to work effectively with owners, architects, engineers, subcontractors, vendors, field teams, and internal leadership.
- Ability to analyze project issues, gather relevant data, evaluate options, and make sound decisions.
- Demonstrated ability to mentor, train, and advise junior team members.
- Strong organization, time-management, negotiation, and multi-project management skills.
