Senior Project Manager

Position Overview

Our client is seeking an experienced Senior Project Manager to lead the planning, coordination, and execution of complex commercial construction projects. The Senior Project Manager will have overall responsibility for delivering projects on time, within budget, and in accordance with established quality, safety, and client expectations.

As a primary project leader, this individual will oversee all facets of project management, including budgeting, scheduling, procurement, subcontractor management, project documentation, quality control, logistics, client communication, and closeout. The Senior Project Manager will serve as a key liaison between clients, subcontractors, architects, consultants, the Superintendent, and internal project teams.

Key Responsibilities

Project Management & Execution

• Lead and manage assigned commercial construction projects from preconstruction through final closeout.
• Develop, coordinate, implement, and manage all project activities necessary to achieve schedule, budget, quality, and client objectives.
• Serve as the primary project leader and central point of coordination for internal and external stakeholders.
• Establish project processes and workflows for RFIs, submittals, pay applications, change management, and other project controls.
• Conduct project meetings, establish milestones, assign action items, and ensure timely follow-through.
• Prepare and deliver monthly owner reports and other project status communications.
• Coordinate closely with the Project Superintendent and site operations team throughout the project lifecycle.
• Establish project logistics and coordinate project resources to support efficient construction execution.
• Manage the project closeout process, ensuring all outstanding items are completed efficiently and the project is properly transitioned to the client.

Financial Management & Budgeting

• Create, maintain, and manage project budgets for assigned projects.
• Monitor project financial performance, costs, commitments, and potential risks throughout construction.
• Review and approve subcontractor pay applications.
• Negotiate subcontractor change orders and manage the financial impact of project changes.
• Identify cost risks and opportunities early and develop appropriate mitigation strategies.
• Maintain accurate project documentation to support financial reporting and accountability.
• Monitor market conditions, pricing conventions, and industry trends to support sound financial decisions.

Preconstruction & Procurement

• Develop and coordinate preconstruction Request for Proposal (RFP) packages.
• Collaborate with internal teams, clients, design professionals, and subcontractors during preconstruction activities.
• Review project scope, drawings, specifications, schedules, and budgets to identify potential risks and opportunities.
• Support procurement and subcontractor selection activities as required.
• Ensure project requirements are clearly communicated before and throughout construction.

Scheduling & Quality Control

• Develop and manage project schedules in collaboration with the Superintendent and project team.
• Establish project milestones and monitor progress against contractual commitments.
• Identify potential schedule delays and coordinate corrective actions.
• Ensure project quality control processes are established and consistently maintained.
• Review construction documentation and drawings to ensure work aligns with project requirements.
• Recognize quality issues and implement contractual and organizational quality standards throughout project execution.

Client & Business Development

• Build and maintain strong relationships with new and existing clients.
• Engage with customers to understand their business and project needs and communicate how available services can address those needs.
• Serve as a trusted advisor throughout the project, maintaining a customer-service-oriented approach.
• Identify opportunities to strengthen existing client relationships and develop new business opportunities.
• Represent the organization professionally with clients, architects, subcontractors, vendors, and other stakeholders.

Team Leadership & Development

• Supervise and provide direction to Assistant Project Managers, administrative support staff, MEP managers, safety team members, and other project personnel as applicable.
• Coach, train, and develop assistant-level operations team members.
• Facilitate effective decision-making across the project team and serve as a key source of project knowledge.
• Promote collaboration, accountability, and professional development.
• Work closely with the Superintendent and site operations team to ensure alignment between office and field operations.
• Foster a positive, respectful, and high-performing team environment.

Safety & Compliance

• Maintain adherence to established project and organizational safety standards.
• Ensure required safety and project documentation is completed, maintained, and properly filed.
• Promote a culture of safety and accountability across the project team and subcontractor community.
• Ensure project activities comply with contractual requirements, applicable standards, and established procedures.

Environment & Work Style

The Senior Project Manager will operate in a fast-paced commercial construction environment requiring strong organization, communication, and decision-making skills. The role involves coordinating numerous stakeholders, managing multiple priorities, and making timely decisions throughout the project lifecycle.

Essential Qualifications

• High school diploma required.
• Bachelor’s degree in Construction Management, Engineering, Business, or a related field strongly preferred; equivalent additional experience may be considered in lieu of a degree.
• 5 years of commercial construction experience, including experience with a commercial general contractor.
• Previous project management experience with demonstrated ability to manage complex projects and/or multiple projects simultaneously.
• Strong understanding of commercial construction processes, project controls, and industry best practices.
• Demonstrated ability to read, interpret, and update construction drawings and project documentation.
• Strong knowledge of project budgeting, scheduling, subcontractor management, and change order processes.
• Ability to organize people, resources, tools, and time to meet demanding deadlines.
• Knowledge of current construction market conditions, pricing conventions, and industry trends.
• Strong written, verbal, and presentation skills.
• Excellent organizational, analytical, and problem-solving abilities.
