We are looking for a proactive Project Manager to drive our commercial and federal projects from "boots on the ground" start to final closeout. You will be the primary lead responsible for keeping projects on schedule, managing the financial integrity of the work through rigorous change order tracking, and ensuring that what is built in the field matches the contract requirements.

We are looking for a proactive Project Manager to drive our commercial and federal projects from "boots on the ground" start to final closeout. You will be the primary lead responsible for keeping projects on schedule, managing the financial integrity of the work through rigorous change order tracking, and ensuring that what is built in the field matches the contract requirements.

Key Responsibilities
1. Field-to-Office Progression
  • Spend regular time on-site to verify work progress, safety compliance, and subcontractor performance.
  • Translate field progress into weekly reports for the remote executive team and government stakeholders.
  • Ensure all materials (e.g., heavy electrical components) are on-site and staged according to the project timeline.
2. Change Order & Financial Management
  • Identify Scope Creep: Recognize when project requirements deviate from the original contract and immediately initiate the change order process.
  • Cost Estimating: Calculate labor, material, and time impacts for proposed changes.
  • Negotiation: Present and defend change order requests to project owners and government agencies to ensure the company is fairly compensated for extra work.
3. Project Lifecycle Management
  • Submittals & RFIs: Manage the flow of information between the field, the engineers, and the owner.
  • Scheduling: Maintain and update the project schedule (Gantt charts), identifying potential delays before they impact the completion date.
  • Closeout: Lead the punch‑list process and ensure all final documentation, warranties, and O&M manuals are delivered for final payment.
Requirements
  • Experience: 5+ years in commercial construction. You must have a proven track record of managing a project from award through final occupancy.
  • The "Change Order" Mindset: You must be highly detail-oriented with a strong understanding of contract law and the ability to document "Delay Claims" effectively.
  • Technical Literacy: Ability to read blueprints, electrical schematics, and structural plans fluently.
  • Communication: Strong professional writing skills for formal correspondence and the ability to manage personalities in the field.
  • Licensing: OSHA 30 required.
