Job summary

KODIAK Construction Recruiting & Staffing is seeking a Senior Project Manager in the Richmond, VA area to oversee large-scale commercial and industrial MEP projects. The role focuses on executive-level project oversight, client relations, contract administration, and full cost forecasting.

The successful candidate will mentor PMs/PEs, drive safety culture, manage schedules and procurement, and ensure projects meet budget and schedule goals while delivering strong client outcomes.

Qualifications

  • Minimum of five years of commercial or industrial project management experience.
  • Experience managing projects with scopes exceeding $10 million.
  • Proven ability to manage continuous material and labor flow on projects lasting one year or longer.
  • Strong mechanical and/or plumbing trade knowledge.
  • OSHA 30-hour certification and strong understanding of OSHA safety regulations.
  • Ability to read and interpret construction documents and specifications.
  • Proficiency with modern technology tools including laptops, tablets, smartphones, and Microsoft Teams.
  • Strong communication skills with internal and external stakeholders.
  • Demonstrated problem-solving ability and sound decision-making skills.
  • Ability to manage multiple priorities with urgency and composure.
  • Strong team-oriented mindset.

Responsibilities

  • Maintain strict adherence to company safety policies, procedures, and OSHA regulations.
  • Develop and manage project schedules and workforce planning strategies.
  • Estimate worker-hour requirements and coordinate labor planning.
  • Partner with Supply Chain to procure materials, equipment, and subcontractors.
  • Review and author RFIs; evaluate responses and assess scope or cost impacts.
  • Interpret project specifications and make informed decisions regarding equipment, materials, and subcontractors.
  • Provide project information to support design coordination and fabrication planning.
  • Assist Superintendents with daily field operations.
  • Supervise and mentor Assistant Project Managers, Project Managers, and Project Engineers.
  • Lead equipment, material, and subcontractor cost management; support labor cost oversight.
  • Act as liaison with the Virtual Construction team to provide detailing information, resolve conflicts, and identify opportunities to improve profitability.
  • Coordinate project requirements with the General Superintendent and field leadership.

Role Overview

The Senior Project Manager provides executive-level project oversight across large-scale commercial and industrial MEP projects. This role is responsible for customer relations, contract administration, job cost management, forecasting, scheduling coordination, and overall project performance.

The Senior Project Manager also plays a key leadership role in mentoring and developing Project Managers (PMs) and Project Engineers (PEs), ensuring strong execution standards and long-term team growth.

Key Responsibilities
  • Maintain strict adherence to company safety policies, procedures, and OSHA regulations
  • Promote a strong culture of safety and serve as a visible safety leader on assigned projects
  • Develop and manage project schedules and workforce planning strategies
  • Estimate worker-hour requirements and coordinate labor planning
  • Partner with Supply Chain to procure materials, equipment, and subcontractors
  • Review and author RFIs; evaluate responses and assess scope or cost impacts
  • Interpret project specifications and make informed decisions regarding equipment, materials, and subcontractors
  • Provide project information to support design coordination and fabrication planning
  • Assist Superintendents with daily field operations
  • Supervise and mentor Assistant Project Managers, Project Managers, and Project Engineers
  • Ensure timely and effective project meetings to support successful execution
  • Own project financial forecasts, including revenue projections, cost-to-complete, and gross profit expectations
  • Lead equipment, material, and subcontractor cost management; support labor cost oversight
  • Act as liaison with the Virtual Construction team to provide detailing information, resolve conflicts, and identify opportunities to improve profitability
  • Coordinate project requirements with the General Superintendent and field leadership

  • Mentoring PMs and PEs to strengthen execution standards
