Job summary

Intelligence and National Security Alliance in Portland, OR seeks an experienced Project Manager for commercial and multifamily construction. You will lead projects from preconstruction through closeout, coordinating architects, engineers, owners, and subcontractors to meet safety, schedule, and budget targets.

Qualifications

  • 4+ years of construction project management experience with commercial or multifamily work.
  • Bachelor's degree in Construction Management, Engineering, Business, or related field preferred.
  • Proficient reading of architectural, structural, MEP, and other construction documents.
  • Strong understanding of contracts, scheduling, cost control, and subcontractor management.
  • Experience with ground-up multifamily, mixed-use, commercial projects preferred.

Responsibilities

  • Manage commercial and multifamily projects from preconstruction through final completion.
  • Establish schedules, budgets, procurement plans, and project objectives.
  • Coordinate architects, engineers, consultants, owners, subcontractors, vendors, and internal teams.
  • Lead regular project meetings and track action items and follow-ups.
  • Identify risks and develop proactive solutions to protect cost and schedule.
  • Maintain project documentation including contracts, changes, RFIs, submittals, and minutes.
  • Develop and maintain project budgets and cost forecasts.
  • Monitor expenditures, contingencies, and costs-to-complete.
  • Review invoices for accuracy and contract compliance; manage change orders.
  • Provide accurate financial reporting to leadership.
  • Participate in estimating, budgeting, VE, constructability reviews, and planning.
  • Review drawings for scope gaps and cost/schedule issues.
  • Assist with subcontractor and vendor procurement; set milestones.
  • Collaborate with Superintendent to ensure safety, schedule, and quality.
  • Closeout processes: punch lists, inspections, warranties, and final docs.
  • Coordinate final payments, releases, and turnover; drive continuous improvement.

Project Manager – Commercial & Multifamily Construction

Location: Portland, OR

Employment Type: Full-Time

Base Salary: $110,000–$150,000 per year

About the Role

Our client is seeking an experienced Project Manager to join their construction team in Portland. This position will lead the successful delivery of commercial and multifamily construction projects from preconstruction through closeout.

The ideal candidate is an organized, proactive construction professional who understands the complexities of ground-up and renovation projects and can effectively manage budgets, schedules, subcontractors, consultants, owners, and internal teams.

Key Responsibilities
Project Management
  • Manage commercial and multifamily construction projects from preconstruction through final completion.
  • Establish and maintain project schedules, budgets, procurement plans, and project objectives.
  • Coordinate architects, engineers, consultants, owners, subcontractors, vendors, and internal project teams.
  • Lead regular project meetings and distribute clear action items and follow-up responsibilities.
  • Identify potential project risks and develop solutions before they impact cost or schedule.
  • Maintain accurate project documentation, including contracts, change orders, RFIs, submittals, meeting minutes, and correspondence.
Financial Management
  • Develop and maintain project budgets and cost forecasts.
  • Monitor commitments, expenditures, contingencies, and projected costs to complete.
  • Review subcontractor and vendor invoices for accuracy and compliance with contract requirements.
  • Negotiate and manage change orders, including pricing and schedule impacts.
  • Provide accurate financial reporting and forecasts to company leadership.
Preconstruction
  • Participate in estimating, budgeting, value engineering, constructability reviews, and project planning.
  • Review drawings and specifications to identify scope gaps, conflicts, and potential cost or schedule issues.
  • Assist with subcontractor and vendor procurement.
  • Develop project execution strategies and establish project milestones.
Construction Operations
  • Work closely with the Superintendent to ensure projects are delivered safely, on schedule, within budget, and to established quality standards.
  • Manage subcontractor performance and resolve issues promptly.
  • Coordinate long-lead materials and equipment procurement.
  • Review submittals, RFIs, plans, specifications, and field conditions.
  • Monitor project progress and communicate schedule impacts to stakeholders.
  • Maintain strong relationships with owners, design teams, subcontractors, and vendors.
Project Closeout
  • Lead the closeout process, including punch lists, inspections, commissioning, warranties, O&M manuals, and final documentation.
  • Coordinate final payments, releases, and project turnover.
  • Conduct post-project reviews and identify opportunities for continuous improvement.
Qualifications
  • 4+ years of construction project management experience, preferably with a commercial or multifamily general contractor.
  • Bachelor's degree in Construction Management, Engineering, Business, or a related field preferred.
  • Proven experience managing projects from preconstruction through completion.
  • Strong understanding of construction contracts, scheduling, cost control, and subcontractor management.
  • Experience with ground-up multifamily, mixed-use, commercial, or similarly complex construction projects strongly preferred.
  • Ability to read and interpret architectural, structural, MEP, civil, and other construction documents.
  • Strong knowledge of construction means, methods, sequencing, and industry best practices.
  • Excellent written, verbal, organizational, and negotiation skills.
  • Strong financial and analytical capabilities.
  • Ability to manage multiple priorities in a fast-paced environment.
  • Proficiency with construction management and scheduling software such as Procore, Bluebeam, Microsoft Project, Primavera P6, or similar platforms.

Compensation & Benefits

Base Salary: $110,000–$150,000, depending on experience and qualifications.
