Job summary

Sbf-Search, LLC is seeking an experienced Project Manager to oversee commercial construction projects from preconstruction through closeout in Maryland. You will lead project teams, manage budgets and schedules, coordinate with Field Superintendents, and ensure quality and safety standards are met.

The role requires strong leadership, client communication, and a track record in CMAR delivery, with proficiency in industry tools and software.

Qualifications

  • Minimum 5 years' experience as a Project Manager in commercial construction.
  • Experience managing commercial construction projects from preconstruction through closeout.
  • Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field preferred but not required.
  • CMAR project delivery experience is highly desirable.
  • Experience with budgeting, cost controls, forecasting, scheduling, procurement, and contract administration.
  • Ability to manage subcontractors, consultants, and multiple project stakeholders.
  • Excellent leadership, negotiation, organizational and communication skills.
  • Proficiency with Microsoft Office and project management software (PlanGrid, Procore, Primavera P6).

  • Participate in preconstruction budgeting, constructability reviews, and value engineering.

Job description

A well-established commercial construction contractor seeking an experienced Project Manager to oversee commercial construction projects from preconstruction through final closeout. The Project Manager will be responsible for overall project leadership, including budgeting, scheduling, procurement, subcontractor management, contract administration, client communication, financial oversight, and project execution. Working closely with the Field Superintendent, this role ensures projects are completed safely, on schedule, within budget, and in accordance with contract documents and quality standards.

Key Responsibilities
  • Lead commercial construction projects from preconstruction through final completion and closeout.
  • Partner with Field Superintendents to coordinate field operations and ensure successful project execution.
  • Provide leadership and direction to project teams while promoting collaboration, accountability, and operational excellence.
Client & Stakeholder Management
  • Develop and maintain strong relationships with owners, architects, engineers, consultants, and project stakeholders.
  • Serve as the primary point of contact throughout the project lifecycle, ensuring exceptional client service and communication.
  • Conduct regular project meetings and provide timely updates regarding project status, risks, and milestones.
Financial & Budget Management
  • Develop and manage project budgets, forecasts, cash flow projections, and financial reporting.
  • Monitor project costs and implement effective cost-control strategies to maximize profitability.
  • Review and approve subcontractor invoices, vendor payments, and owner pay applications.
  • Analyze project performance and proactively address budget variances.
Procurement & Contract Administration
  • Manage subcontractor bidding, procurement, scope development, and vendor selection.
  • Prepare, negotiate, and administer subcontract agreements and purchase orders.
  • Evaluate subcontractor performance and maintain productive working relationships.
Scheduling & Project Controls
  • Develop and maintain project schedules in collaboration with field personnel.
  • Monitor project milestones, procurement activities, material deliveries, and construction sequencing.
  • Identify schedule risks and implement corrective action plans to maintain project deadlines.
Change Management
  • Prepare, negotiate, evaluate, and manage Requests for Change Orders (RCOs), Change Orders, and contract modifications.
  • Maintain complete project documentation, including correspondence, submittals, RFIs, meeting minutes, and contract records.
Preconstruction Services
  • Participate in budgeting, conceptual estimating, constructability reviews, project phasing, logistics planning, and scheduling during preconstruction.
  • Perform value engineering analyses and identify opportunities for cost savings and improved project efficiency.
Quality, Safety & Closeout
  • Ensure compliance with project specifications, quality standards, and company safety policies.
  • Support quality assurance and quality control (QA/QC) initiatives throughout construction.
  • Coordinate project commissioning, punch list completion, warranty documentation, and final project closeout.
  • Successfully manage one large-scale commercial construction project or multiple concurrent projects while maintaining quality, profitability, and client satisfaction.
Qualifications
  • Minimum of 5 years of experience as a Project Manager within commercial construction.
  • Experience managing commercial construction projects from preconstruction through closeout.
  • Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field is preferred but not required.
  • Experience with Construction Manager at Risk (CMAR) project delivery is highly desirable.
  • Construction estimating and preconstruction experience is a plus.
  • Strong knowledge of project budgeting, cost controls, forecasting, scheduling, procurement, and contract administration.
  • Demonstrated ability to manage subcontractors, consultants, and multiple project stakeholders.
  • Excellent leadership, negotiation, organizational, and problem-solving skills.
  • Outstanding written and verbal communication abilities.
  • Proficiency with Microsoft Office Suite, including Excel, Word, Outlook, and Microsoft Project.
  • Experience with construction management software such as PlanGrid, Submittal Exchange, Sage Timberline, Procore, Autodesk Construction Cloud (BIM 360), Primavera P6, Prolog, or similar platforms is preferred.
  • Proven ability to successfully manage multiple priorities while maintaining exceptional customer service and project performance.
