All 5's Construction seeks a Project Manager to join the Specialties team in Los Angeles & Orange County, CA. This role oversees project coordination, budgeting, scheduling, and safety compliance from start to finish.

The successful candidate will supervise engineers, superintendents, and field personnel, collaborate with the estimating team on budgets, review contracts, and maintain client and vendor relationships throughout the project lifecycle.

Qualifications

  • 3–7 years of relevant experience in the construction industry.
  • High school diploma required.
  • Degree in Construction Management or related field, or equivalent experience.
  • OSHA 10 or 30 certification is a plus.
  • Experience with specialty scopes such as ceilings, acoustical wall panels, exterior cladding systems, and related building components.

Responsibilities

  • Supervises and develops direct reports on team including Project Engineers and Superintendents, coordinating field personnel to ensure smooth operations.
  • Contributes to estimating to prepare budgets.
  • Reviews the Prime Contract and coordinates with project controls and documentation.
  • Develops the project chart of accounts with cost codes.
  • Creates Master Project Schedule and manages milestones and deliveries.
  • Creates and executes Purchase Orders and PO log.
  • Leads safety planning and enforces safety procedures.
  • Manages project costs, budgets, and financial reporting to VP of Operations.
  • Participates in project meetings and manages client/vendor relationships.
  • Oversees subcontractor closeouts and general project closeout tasks.

Job description

All 5's Construction is seeking Project Managers to join our Specialties team in Los Angeles & Orange County, CA!

An All 5's Specialties Project Manager is primarily responsible for the management and coordination of the project team, and assumes overall responsibility and accountability for all components and success of the project.

A successful candidate in this role:
  • Supervises and develops direct reports on team, including Project Engineers, Superintendents, and field personnel. Collaborates cohesively with all team members accordingly to ensure smooth operations among all aspects of project.
  • Contributes to the estimating team as required on estimates in order to prepare budgets.
  • Conducts an initial plan review, participates in the project kickoff meeting, and develops a thorough understanding of the project.
  • Reviews the Prime Contract in its entirety and ensures that all requirements and obligations are understood and addressed with project controls, documentation, procedures, etc.
  • Develops the project chart of accounts with cost codes (using standard cost codes).
  • Creates Master Project Schedule and ensures all material deliveries, change orders, and other project milestones are adjusted accordingly to adhere to schedule. Informs project team on all schedule changes.
  • Creates and executes Purchase Orders and Purchase Order log according to standard operating procedures.
  • Conducts ongoing plan reviews of all document revisions, bulletins, and deltas. Maintains a thorough understanding of project documents.
  • Prepares safety plan in coordination with Field Safety Manager, leads by example in adhering to safety plan, and implements safety procedures throughout entire project duration.
  • Assumes responsibility for managing all costs, budgets, billings, and financials on the project. Reports costs to the VP of Operations(and in some cases client) monthly according to the standard cost reporting procedures.
  • Attends, leads, and participates in all project meetings as required.
  • Manages relationships with all the project participants with a consideration towards all potential future opportunities, including clients, vendors, prospective clients, and project team.
  • Manages closeout of all subcontractor contracts according to standard procedures.
  • Performs other duties that may not be listed here but are part of assigned responsibilities.
We trust that you have:
  • 3-7 years of relevant experience working in the construction industry.
  • High school diploma required.
  • Degree in Construction Management or a related field, or a combination of relative construction experience and education.
  • Minimum 3 years of experience working with specialty scopes such as specialty ceilings, acoustical wall panels, exterior cladding systems, building expansion joints, wall protection, building accessories and door & hardware.
  • OSHA 10 or 30 Certification is a plus.
  • Excellent written and verbal communication skills, including the ability to read and interpret drawings and specs.
  • Basic computer literacy with Microsoft Office (Excel, Outlook, Word).
  • Exposure or experience with Primavera P6 or other construction accounting and scheduling programs.
  • Positive attitude and eagerness to embrace new technology and tools in the industry.
  • Ability to lead and desire to teach and mentor Project Engineers and Field employees.
  • Salary DOE $120,000 +

All 5's Construction maintains broad salary ranges for its roles in order to account for variations in education, training, skills, relevant work experience, business needs, and market demands. The pay range may differ in other locations. Candidates are typically placed into the range based on the preceding factors and is in good faith and/or offer for this position.
