Job summary

OCMI, Inc. (O'Connor Construction Management) seeks a Project Manager to lead a long-term capital improvement program for a higher education client in Long Beach, CA.

You will guide projects from planning through closeout in an active, occupied environment, coordinating with stakeholders and ensuring safety, quality, and on-time delivery. Ideal candidates bring 7+ years of construction PM experience, familiarity with fire/life-safety, ADA, and code compliance, and strong Excel/Microsoft Office

Qualifications

  • 7+ years of construction project management experience.
  • Experience with higher education construction projects preferred.
  • Experience managing projects within active, occupied facilities.
  • Experience with renovation and capital improvement projects (fire/life-safety, ADA/accessibility, code compliance).

Responsibilities

  • Facilitate communication and manage stakeholders (facility staff, contractors, design professionals, regulators).
  • Prepare and present project reports, minutes, and documentation on status, risks, schedule and budget.
  • Lead projects through planning, design, permitting, construction, commissioning and closeout.
  • Review and coordinate RFIs, submittals, schedules, change orders, pay apps, and other docs.
  • Oversee field activities to ensure quality, schedule, and project requirements are met.
  • Monitor budgets, schedules, risks, and overall performance.
  • Coordinate with teams to resolve constructability, schedule, cost and operations issues.
  • Facilitate project meetings and maintain reporting, logs, and document controls.
  • Oversee pace and scheduling with cost/schedule support.
  • Provide strong project controls including risk and quality management.

We’re currently looking for a Project Manager to add to our team in Long Beach, CA! This role offers you the opportunity to be a key member of our project management team, leading a long-term capital improvement program for a reputable higher education client. The program will include a variety of renovation and facility improvement projects involving fire/life-safety, accessibility, code compliance, building systems, and infrastructure upgrades within an active, occupied environment. We are seeking an individual who can lead clients to success on their projects from planning and pre-construction through construction and close-out.

Responsibilities
  • Facilitate communication and manage stakeholders, including facility staff, project coordinators, contractors, design professionals, consultants, and regulatory agencies.
  • Prepare and present written reports, presentations, meeting minutes, and other project documentation related to project status, risks, schedule, and budget.
  • Manage projects throughout planning, design, permitting, construction, commissioning, and closeout phases.
  • Review and coordinate RFIs, submittals, schedules, change orders, pay applications, and other project documentation.
  • Manage field activities to ensure work is completed in accordance with project requirements, schedule, and quality expectations.
  • Monitor project budgets, schedules, risks, and overall project performance.
  • Coordinate with project teams to identify and resolve constructability, schedule, cost, and operational issues.
  • Facilitate project meetings and maintain project reporting, logs, and document controls.
  • Manage and monitor the pace and schedule of the project in conjunction with office-based cost and schedule support.
  • Provide strong project controls, including monitoring project risks, quality issues, and potential cost/schedule impacts.
Qualifications
  • A minimum of 7+ years of Construction Project Management experience.
  • Experience with higher education construction projects is highly preferred.
  • Experience managing projects within active, occupied facilities.
  • Experience with renovation and capital improvement projects involving fire/life-safety, ADA/accessibility, code compliance, building systems, or deferred maintenance preferred.
  • Experience managing multiple, high-value projects, both new and renovation.
  • Advanced Microsoft Excel user and proficient in Microsoft Office Suite.
  • Bachelor’s Degree preferred but not required.
