Job Summary
Reporting to the Assistant Director of PD&C, the ProjectManager is responsible for management of projects ranging inconstruction value from $30,000 to $1M. The Project Managerfacilitates and coordinates the design process (Concept, SD, DD,and CD) drawings, and coordinates the specialty consultants andgeneral contractor. Drafts contracts, change orders, add servicesand RFPs for general contractors, subcontractors, consultingengineers and construction management. Monitors the work to ensureit complies with the construction documents, specifications,schedule, and agreed budget. Performs day-to-day site reviews andresponds to questions from the field.
Job Duties
- 34% - Project Planning Phase: Meet with the keystakeholders to obtain the project goal and the basic scope ofwork. Assess the logistics required to perform the scope of work.Draft a rough project schedule or work plan. Estimate a ROM budget.- (Essential)
- 33% - Program & Design Phase: Oversee/manage thisphase of the project with the professional consultants (architects,engineers) and the key stakeholders to complete the design phase ofthe project. Manage the Request for Proposal process, identifyconsultants and contractors. Update the project schedule. Ensurechanges in the scope of work are documented. Assists the ADPD&C with the RFP process. - (Essential)
- 33% - Construction Phase: Administer the contractbetween Occidental College and the general contractor. Providelogistic support and access to the general contractor team. Monitorand update the project schedule and project budget. Walk theproject site daily to monitor the construction progress andconformance to the construction documents. Assists the AD PD&Cwith project schedules, cost controls, contract administration, andconstruction quality control. Supports program directives andactivities as they relate to major renovations and capitalimprovements, with other Occidental College organizational branchesand departments. Conducts construction meetings, prepares meetingminutes and summaries of proceedings, and monitors RFI andsubmittal logs. - (Essential)
Minimum Qualifications
- Bachelor’s degree with emphasis in construction management,facilities management, planning & design or other fieldsrelated to position responsibilities, or equivalent combination ofeducation and experience.
- Valid California driver’s license.
- Three years of progressively responsible experience in managingnew construction, renovation, retrofit and/or repair projects withvalue over $35,000.
- Knowledge of materials, ways and means, and the tools involvedin the construction or repair of buildings, or otherstructures.
- Knowledge of business and management principles involved inproject planning, resource allocation, contractor assignments,production methods, and coordination of people and resources.
- Ability to analyze, synthesize and organize data, and presentfindings in a comprehensible manner for different audiences.
- Proficiency in Microsoft Office applications (Word, Excel,PowerPoint, Project), Google drives/folders/forms, Adobe Acrobat,and social media applications or any combination of productivityprograms applicable to position responsibilities.
- Demonstrated ability to be detail-oriented and thorough;skilled at anticipating and preventing potential problems andhandling a wide variety of tasks with efficiency and accuracy.Strong commitment to a quality work product.

EXPECTED HIRING RANGE: $73,900/yr-$93,000/yr
If you are offered this position at Occidental College, your finalbase salary compensation will be determined based on factors suchas skills, education, experience, and/or geographic location. Inaddition to those factors, Occidental complies with applicable payequity laws and considers internal equity among current employeeswhen developing the final offer. Please keep in mind that the rangementioned above is the base salary range for the role. Hiring atthe maximum of the range would not be typical in order to allow forfuture and continued salary growth. We also offer a generouscompensation and benefits package.
