What We Need:

This role is responsible for leading complex construction projects while taking on increased ownership of client relationships, financial performance, and team leadership. This role serves as a key driver of both project success and business growth, actively contributing to business development efforts, client pursuits, and long‑term relationship building. The Project Manager II oversees budgets, forecasting, contracts, and risk management, while ensuring projects are executed efficiently and aligned with company standards. In addition to managing project delivery, this role mentors and develops junior team members, supports team performance, and helps drive consistency in processes and best practices. Success in this role requires strong leadership, business acumen, and the ability to balance project execution with client engagement and strategic growth initiatives.

What You’ll Do:
Leadership, Collaboration & Professional Development

  • Represent the company at kickoff, mid‑project, and closeout gatherings to strengthen relationships and leave a lasting impression.
  • Maintain proactive, clear, and professional communication with project partners, prioritizing verbal communication followed by written documentation.
  • Manage project issues by presenting both the problem and potential solutions to your Team Lead.
  • Deliver performance feedback and contribute to formal reviews for direct reports.
  • Delegate effectively, oversee workload balance, and provide support to junior staff.
  • Provide mentorship, oversight, and support to Project Engineers and Project Coordinators.
  • Participate in onboarding and training for new team members; present ongoing process improvement and best‑practice trainings.
  • Serve as the final point of accountability, ensuring all project requirements are completed accurately and to standard, with full ownership of team performance and deliverables.
Business, Financial & Operational Effectiveness
  • Observe the prime contract process.
  • Participate in Trade Partner selection, interviews, awards, and buyouts.
  • Participate in creation of Scopes of Work, Exhibit A documents, and the Schedule of Values for all Work Orders.
  • Monitor project financial performance: oversee budgets, manage contingency, allowances, and general requirements, and ensure alignment with profit goals.
  • Ensure timely delivery of accounting questionnaires, pencil draw submissions, and change order/claims approvals.
  • Manage claims, financial reconciliation, and closeout processes, including contingency resolution and Day 2 work planning.
  • Oversee job cost details and financial forecasting; manage cost recovery, GRs, contingency, and allowances.
  • Accurately develop and manage monthly project profit forecasts independently.
Project Management, Coordination, & Execution
  • Manage multiple tasks with the assistance of your Team Lead.
  • Participate in initial project setup, including permitting, project folder creation, and schedule development in partnership with the Superintendent.
  • Participate in kickoff meetings to align team members on expectations, procurement strategy, schedule, profit targets, and responsibilities.
  • Maintain comprehensive awareness of project milestones, deliverables, and critical path items.
  • Estimate a project with approval from Team Lead & Preconstruction.
  • Actively mentor junior staff throughout each phase of the process, while consistently identifying and creating opportunities to support their growth and development.
  • Effectively manage multiple large‑scale projects concurrently, demonstrating strong organizational, leadership, and decision‑making capabilities.
  • Seamlessly assume responsibility for projects at any stage, quickly assessing status, identifying priorities, and driving successful outcomes.
Technical Effectiveness & Quality
  • Maintain strong understanding of project financial structure and job cost details (implicit in job cost & recovery responsibilities).
  • Apply sound construction and operational judgment during estimating, buyout, and financial oversight activities.
  • Demonstrate deep construction expertise and serve as a trusted resource for trade‑specific questions and detailed guidance for junior staff.
Field Operations & Execution
  • Assist with daily field operations under direction of Superintendent and Assistant Superintendent.
  • Support tracking of daily work activities and production progress.
  • Help maintain site organization, cleanliness, and basic safety standards.
  • Observe trade activities and report progress or issues to field leadership.
  • Assist in verifying work is being performed in accordance with drawings and specifications.
  • Participate in site walks to gain understanding of project execution.
  • Document field conditions, issues, and completed work.
  • Support implementation of established field processes and procedures.
  • Assist with manpower tracking and daily reporting.
  • Promote accountability by following direction and completing assigned tasks reliably.
Project Planning, Logistics & Scheduling
  • Assist in maintaining short‑term schedules and lookahead plans.
  • Support coordination of deliveries, material staging, and site access.
  • Track progress of critical activities and report delays.
  • Assist with pull planning and coordination meetings.
  • Help identify potential risks or conflicts and communicate to leadership.
  • Support alignment of daily field activities with project schedule.
  • Assist in documenting schedule impacts and field changes.
  • Coordinate with trades on daily work plans as directed.
  • Maintain logs related to deliveries, manpower, and site activities.
  • Support execution of site logistics plans.
Project Lifecycle & Stakeholder Management
  • Support project execution from mobilization through closeout.
  • Assist with communication and coordination with trade partners and vendors.
  • Attend coordination and progress meetings and document key takeaways.
  • Help track and distribute project updates, RFIs, and field communications.
  • Maintain organized project records and documentation.
  • Support closeout activities such as punch lists and turnover documentation.
  • Develop professional working relationships with project stakeholders.
  • Ensure timely communication of field information to project team.
  • Represent Redmond Construction professionally in daily interaction.
Trade Partner & Financial Management
  • Assist with trade partner coordination and daily oversight.
  • Track trade partner work progress and report performance concerns.
  • Support documentation for change orders and field directives.
  • Help monitor material usage and deliveries.
  • Assist in identifying scope gaps or inconsistencies in the field.
  • Support cost tracking through daily reports and field data collection.
  • Maintain organized records of field‑related cost impacts.
  • Build positive working relationships with trade partners.
Quality Assurance & Quality Control
  • Manage quality control process to ensure inspections are successful.
  • Perform basic field inspections under supervision.
  • Verify installed work aligns with drawings and specifications.
  • Assist with third‑party inspections and testing coordination.
  • Maintain organized quality documentation and logs.
  • Support punch list tracking and closeout activities.
  • Promote attention to detail and quality in daily work.
Safety Leadership
  • Follow all company safety policies and jobsite requirements.
  • Assist in conducting safety walks and identifying potential hazards.
  • Attend safety meetings and toolbox talks.
  • Report unsafe conditions or behaviors immediately.
  • Support documentation of safety observations and incidents.
  • Reinforce safe work practices through personal example.
  • Assist with maintaining safety records and logs.
  • Promote a safety‑first mindset in daily activities.
Leadership & Team Development

What You’ll Bring:
