Our client is seeking a Project Manager to oversee commercial construction projects from preconstruction through completion. The ideal candidate has experience managing budgets, schedules, subcontractors, and client relationships and can take ownership of project execution with minimal oversight.

While this is primarily a Project Manager-level opportunity, our client is open to considering an experienced Assistant Project Manager who is on the cusp of becoming a PM and ready to take the next step in their career. The right candidate will have a strong foundation in commercial construction, demonstrated project coordination skills, and the ability to grow into full project ownership.

Requirements:

• Experience in commercial construction as a Project Manager or Assistant Project Manager nearing promotion to PM.
• Ability to coordinate project schedules, budgets, subcontractors, and project documentation.
• Experience reviewing construction drawings, specifications, RFIs, submittals, and change orders.
• Understanding of subcontractor procurement, bid leveling, cost tracking, and project closeout.
• Strong communication and relationship-building skills with clients, subcontractors, architects, and internal teams.
• Ability to proactively resolve project issues and manage competing priorities.
• Experience with commercial renovations, interior fit-outs, healthcare, academic, multifamily, or similar construction projects is preferred.
• Degree in Construction Management, Engineering, or a related field, or equivalent industry experience is preferred.

Responsibilities:

• Support or lead the planning, coordination, and execution of commercial construction projects from preconstruction through closeout.
• Develop and maintain project schedules, budgets, cost reports, and documentation.
• Coordinate with owners, architects, engineers, subcontractors, suppliers, and internal project teams.
• Review construction drawings, specifications, submittals, RFIs, and change orders for accuracy and completeness.
• Assist with subcontractor procurement, bid reviews, scope comparisons, and buyout.
• Track project costs, commitments, invoices, and potential budget variances.
• Monitor project schedules and proactively address delays, coordination issues, and scope changes.
• Participate in project meetings and communicate progress, outstanding items, and potential risks.
• Conduct site visits to monitor construction progress, workmanship, safety, and compliance with project requirements.
• Coordinate inspections, material deliveries, subcontractor activities, and other project milestones.
• Maintain organized project records and ensure documentation is accurate and up to date.
• Support punch-list development, deficiency resolution, commissioning where applicable, and project closeout.
• Build and maintain strong working relationships with clients and project partners.
• Ensure projects are completed in accordance with contract requirements, established budgets, schedules, and quality standards.

Requirements:

• Experience in commercial construction as an Assistant Project Manager, Project Manager, Project Engineer, or in a related role.
• Understanding of construction drawings, specifications, schedules, budgets, and project documentation.
• Experience coordinating subcontractors, vendors, design teams, and other project stakeholders.
• Familiarity with RFIs, submittals, change orders, procurement, and project cost tracking.
• Strong organizational, communication, problem-solving, and time-management skills.
• Ability to manage multiple priorities and work effectively in a deadline-driven environment.
• Strong attention to detail and a proactive approach to identifying and resolving project issues.
• Proficiency with standard construction project management software and Microsoft Office.
• Ability to visit active construction sites as required.

Preferred Qualifications:

• Experience with commercial renovations, interior fit-outs, healthcare, academic, multifamily, or other complex occupied-space projects.
• Experience with general contractors managing projects from preconstruction through closeout.
• Familiarity with construction scheduling and project management platforms.
• Relevant degree in Construction Management, Civil Engineering, or a related field, or equivalent practical experience.

The level of responsibility will be tailored to the candidate's experience, with opportunities for an Assistant Project Manager to grow into greater project ownership and for an experienced Project Manager to lead projects more independently.
