Job summary

Amazon.com Services LLC seeks a Principal Development Manager to lead high-impact real estate transactions for the NACF network. You will own BTS projects end-to-end, shape strategy, and mentor a team of professionals across multiple organizations.

You will influence VP-level leaders, manage complex negotiations, and drive scalable processes to accelerate expansion of Amazon's North America fulfillment footprint. This role requires executive acumen and real estate expertise.

Qualifications

• Bachelor's degree in Business, Management, Real Estate, or related field.
• 7+ years of managing stakeholders in cross-functional projects.
• 10+ years of commercial real estate transaction management, including complex lease negotiations and BTS developments.
• Experience leading complex transactions with independence in ambiguous environments.
• 5+ years of financial acumen with investment models and cash flow analyses.

Responsibilities

• Own and execute complex real estate transactions for NACF network, including BTS developments and acquisitions.
• Define transaction strategy in ambiguous environments and create actionable plans.
• Influence senior leaders across organizations for site selection and portfolio strategy.
• Lead due diligence analyses and drive decision-making on complex issues.
• Drive cash flow preparations and key transaction steps for complex deals.
• Establish and manage strategic relationships with brokers, developers, investors and authorities.
• Deliver process improvements and cross-organizational mechanisms for efficiency.
• Serve as escalation point for challenging transactions and balance opportunity with resources.
• Drive portfolio-wide strategy including network optimization and long-term needs.
• Travel up to 30% within North America.
