Qualifications

• High school diploma or GED or trade school.
• One year of lawn/grounds maintenance experience or equivalent.
• Valid driver’s license.
• Ability to stand 8 hours and lift up to 100 lbs.
• On-call availability, including after-hours/weekends.
• Eligible to work in the United States; no visa sponsorship.

Responsibilities

• Maintain property common areas per SOPs, OSHA, and industry standards.
• Perform physically demanding tasks to upkeep the asset and associated features.
• Remove trash and debris from common areas routinely.
• Sweep curbs, parking areas, walkways, and stairs; keep treads in good condition.
• Maintain and repair outdoor lighting; report inventory as needed.
• Mow lawns, trim beds, rake leaves, and manage landscaped areas.
• Apply weed control, seed, and water as required.
• Install seasonal plantings and decorative features.
• Trim trees and shrubs as directed; prune when needed.
• Maintain irrigation and fountain systems; monitor for issues.
• Clean pool/spa per manufacturer specs and code requirements.
• Perform routine pool equipment maintenance and repairs.
• Know emergency procedures including shutoffs and panels.
• Promote safety to minimize property loss and injuries.
• Keep drainage grates clear of leaves; assist in snow removal when needed.
• Attend training for job duties and maintain a professional appearance.
