Kairoi Residential is seeking a Porter/Groundskeeper to maintain the cleanliness, appearance, and overall appeal of our multifamily community in Denver. You will be responsible for common areas, grounds, and vacant apartments, ensuring a positive first impression for prospective residents.

The role emphasizes team collaboration with the maintenance staff, customer service to residents, and the ability to work outdoors in varying weather.

Qualifications

• High school diploma or equivalent.
• At least one year of groundskeeping or porter experience.
• Excellent customer service and communication skills.
• Strong time management and organizational abilities.
• Ability to work independently and as part of a team.
• Physically able to bend, lift, and stand for extended periods.
• Valid driver’s license with clean record in the last 12 months.
• Willingness to learn new skills.

Responsibilities

• Maintain cleanliness of grounds, pathways, breezeways, stairwells, and parking areas.
• Sweep, pick up trash, and remove litter daily.
• Maintain landscaping: water plants, weed removal.
• Clean and sanitize lobbies, hallways, fitness centers, and laundry rooms.
• Vacuum, dust, mop, and polish floors and surfaces.
• Empty trash receptacles and replace liners.
• Assist with make-ready of vacant apartments: remove trash, clean appliances, ensure move-in readiness.
• Assist maintenance with inspections and minor repairs as directed.
• Interact with residents professionally and respond to inquiries promptly.
