Job summary

Metric Geo is seeking a Pre-Construction Manager in New York to lead preconstruction activities for large-scale data center developments. You will coordinate Real Estate, Design & Engineering, Procurement, and Construction teams to drive constructability and risk management.

You will guide feasibility, design development, GMPs, and handoffs, translating site constraints into cost and schedule implications while pursuing modular, repeatable delivery approaches and value-engineered solutions.

Qualifications

• Significant preconstruction experience within large-scale data center, mission-critical, industrial, advanced technology, or similarly complex construction environments.
• Demonstrated experience leading projects through conceptual design, estimating, procurement, GMP development, and construction handoff.
• Strong knowledge of construction estimating, cost planning, market benchmarking, value engineering, and GMP development.

Responsibilities

• Lead preconstruction activities for large-scale data center and mission-critical projects across multiple U.S. markets.
• Manage projects from early feasibility and site due diligence through design development, procurement, GMP, and construction handoff.
• Conduct detailed constructability reviews across electrical, mechanical, structural, and civil systems.
• Evaluate high-density infrastructure, including 100+ kW per rack power distribution, liquid cooling systems, and major utility interconnections.
• Perform site evaluations covering electrical capacity, utilities, geotechnical conditions, civil infrastructure, structural requirements, zoning, permitting, logistics, and phasing.
• Translate site-specific constraints into clear cost, schedule, procurement, and delivery implications.
• Develop comprehensive construction scope packages and RFPs for general contractors and major trade partners.
• Manage GC preconstruction services, including bid reviews, schedule development, labor pricing, subcontractor analysis, and scope evaluation.
• Lead and support negotiations with general contractors, developers, landlords, consultants, and other project partners.
• Manage construction cost analysis from conceptual estimating through GMP, maintaining accurate and commercially realistic budgets.
• Benchmark estimates against current market pricing, historical data, and comparable projects.
• Identify opportunities for modularization, prefabrication, standardization, and repeatable data center delivery.
• Build comprehensive handoff packages for Construction Managers and site delivery teams.
• Partner with Contracts, Legal, Procurement, and Commercial teams on contract strategy, terms, risk allocation, and procurement.

The Opportunity

We are seeking an experienced Pre-Construction Manager to lead preconstruction activities across a portfolio of large-scale, mission-critical data center developments.

This individual will play a key role in delivering multi-gigawatt data center capacity, acting as the critical link between Real Estate, Design & Engineering, Procurement, Commercial, and Construction teams.

The position will take projects from early site evaluation and conceptual planning through estimating, procurement, GMP development, and construction handoff, with significant responsibility for constructability, cost, schedule, and commercial risk.

Experience Required

• Significant preconstruction experience within large-scale data center, mission-critical, industrial, advanced technology, or similarly complex construction environments.
• Demonstrated experience leading projects through conceptual design, estimating, procurement, GMP development, and construction handoff.
• Strong technical understanding across MEP, electrical, mechanical, structural, and civil construction.
• Experience conducting site due diligence and constructability reviews and translating findings into schedule and budget impacts.
• Strong knowledge of construction estimating, cost planning, market benchmarking, value engineering, and GMP development.
• Experience developing RFPs, bid packages, scopes of work, and procurement strategies.
• Strong commercial capabilities with experience managing GCs, subcontractors, consultants, developers, and other external partners.
• Ability to operate effectively across technical, construction, procurement, and commercial teams.
• Experience managing multiple complex projects simultaneously across different regions.
• Ability to travel approximately 20–30% to project sites.
