Job summary

AlphaGov is seeking an experienced Preconstruction Manager to lead planning, estimating, budgeting, and bid strategy for commercial construction projects in the Kansas City region. You will oversee the preconstruction process from feasibility through final pricing and transition to construction.

You will guide value-engineering, manage multiple design phases, and collaborate with clients, architects, engineers, and subcontractors to deliver competitive, profitable proposals.

Qualifications

• 5+ years in preconstruction, estimating, or commercial construction.
• 10+ years of overall commercial construction experience preferred.
• Strong background in conceptual and detailed estimating, budgeting, cost analysis, and value engineering.
• Experience managing projects through multiple design and preconstruction phases.

Responsibilities

• Lead preconstruction planning, feasibility assessments, estimating, budgeting, and final bid development.
• Develop conceptual budgets, detailed cost estimates, GMP proposals, and final project pricing.
• Review drawings to define scope, evaluate costs, and identify gaps or conflicts.
• Build pricing models and assess financial risks based on market conditions.
• Lead value-engineering efforts for cost-effective design while maintaining quality.
• Develop trade scopes, bid packages, and procurement strategies.
• Manage subcontractor outreach, proposals, negotiations, and bid comparisons.
• Identify pricing discrepancies and unpriced work.
• Update budgets as designs and requirements evolve.
• Coordinate with clients, architects, engineers, consultants, and suppliers.
• Transition approved budgets and pricing into construction.
• Support client presentations, proposals, and business development.
