Calqulate Metrics Ltd. seeks a Preconstruction Manager to lead estimating, budgeting, and procurement coordination across design phases and preconstruction milestones.

This role serves as the single point of accountability for awarded projects from contract execution through groundbreaking. You will collaborate with the Market Lead, Director of Business Development & Procurement, estimating team, contracts coordinator, design partners, and clients to develop budgets, schedules, and value-driven

Qualifications

• Bachelor's degree in construction or related field required.
• 7–10 years of estimating, preconstruction, or PM experience.
• Experience with Design-Build, CMAR, or negotiated delivery methods.
• Ability to present budgets and schedules to owners and clients.
• Proficiency with Procore and Bluebeam.

Responsibilities

• Lead the estimating team to produce accurate cost estimates across design phases.
• Manage project budgets from award to GMP development and owner reviews.
• Develop milestone pricing and coordinate budget reviews at key design milestones.
• Direct value engineering with owners, consultants, and design teams.
• Develop and maintain preconstruction schedules from award through groundbreaking.
• Coordinate design team activities and conduct constructability reviews.
• Oversee GMP development and owner presentation process.
• Turnover readiness to Operations and project mobilization readiness.
• Coordinate contracts with templates and guardrails; respond to redlines.
• Lead procurement planning for long-lead materials and critical trades.
• Provide day-to-day leadership of estimating and ensure cross-team collaboration.
