Clear Concepts, Inc. seeks a Preconstruction Manager to lead the preconstruction phase in Lawrence, KS, focusing on accurate estimating, budgeting, scheduling, and early project planning prior to construction.

You will collaborate with the Market Lead, Director of Business Development & Procurement, estimating team, design partners, and clients to develop budgets and GMP proposals aligned with company standards.

Qualifications

• Bachelor's degree in Construction Management, Engineering, Architecture, Business Administration, or related field.
• 7–10 years of experience in estimating, preconstruction, or project management.
• Strong understanding of Design-Build, CMAR, and negotiated delivery methods.
• Experience preparing detailed construction cost estimates and GMP proposals.
• Ability to lead client-facing meetings and present budgets and schedules to owners.
• Proficiency with Procore and Bluebeam.
• Strong organizational, communication, and problem-solving skills.

Responsabilités

• Lead the estimating team in producing accurate cost estimates across all design phases.
• Manage project budgets from contract execution through GMP development.
• Develop preconstruction schedules from award through groundbreaking.
• Coordinate procurement planning for long-lead materials and trades.
• Coordinate turnover to Operations at project completion.
• Lead client-facing budget presentations at design milestones and GMP approvals.
