Job summary

Sora Resource Group is seeking a Preconstruction Manager to lead estimating and budgeting across design phases, ensuring accurate data and GMP readiness. This role is the accountable owner from contract execution through groundbreaking, coordinating with clients, design partners, and internal teams.

You will oversee value engineering, preconstruction scheduling, and procurement coordination, directing the estimating function to deliver on-time, on-budget project plans that meet company standards.

Qualifications

• Bachelor's degree in construction-related field required.
• 7–10 years of estimating, preconstruction, or project management experience.
• Knowledge of Design-Build, CMAR, and negotiated delivery methods.
• Experience with detailed construction cost estimates and GMP proposals.
• Ability to lead client-facing meetings and present budgets/schedules.
• Proficiency with Procore and Bluebeam; strong organizational and communication skills.

Responsibilities

• Lead the estimating team to produce accurate, complete cost estimates across all design phases.
• Manage project budgets from contract execution through GMP development, ensuring alignment with owner expectations.
• Establish milestone pricing schedules and oversee budget reviews at key design milestones.
• Direct value engineering exercises with owners, consultants, and design teams to maintain feasibility.
• Develop and maintain preconstruction schedules from award through groundbreaking.
• Coordinate design team activities and lead constructability reviews during design.
• Manage GMP development and owner presentation process for final approval.
• Confirm project readiness for construction mobilization and turnover to Operations.
• Coordinate with Contracts Coordinator to execute owner contracts using templates and standard terms.
• Ensure procurement planning for long-lead materials and critical trades.
