Job summary

The Brinkmann Constructors preconstruction manager will lead preconstruction services for assigned estimates, developing unit costs and assembling proposals for conceptual and hard-dollar projects. You will solicit subcontractors, review plans, and coordinate with owners, architects and engineers to prepare accurate budgets.

Responsibilities include conceptual estimating, bid administration, project knowledge, subcontractor awards and stakeholder management.

Qualifications

• Bachelor’s degree in engineering, construction management or related field.
• 3–5 years estimating and bidding experience in commercial construction.
• Proven ability to lead estimates and bids up to $25 million.
• Proficient in Microsoft Excel; PlanSwift, iSqft, Bluebeam preferred.
• Authorized to work in the United States without sponsorship.

Responsibilities

• Conceptual Estimating: Review project docs, perform on-screen takeoffs, prepare internal estimates, identify value engineering opportunities, prepare proposal information, and produce budgets consistent with company goals.
• Bid Administration: Prepare plan reproduction status, solicit subcontractors, prepare bid packages, transmit addenda, ensure coverage on bid day, and improve pricing.
• Project Knowledge: Review bid requirements, understand scope, develop RFIs/clarifications, perform bid-day analyses, fit subs to project size, create bid lists, and include VE ideas.
• Subcontractor award: Verify requirements, award subs timely, ensure schedule awareness, provide project information to subs.
• Stakeholder Management: Identify new subs/suppliers, lead teams through design and preconstruction, support BD in budgets, lead client meetings, negotiate services, deliver owner objectives.
