Job summary

C.D. Smith is seeking a Preconstruction Manager to oversee conceptual and negotiated projects during the preconstruction phase. The role provides leadership in budgeting, estimating, value engineering, scheduling, and ensuring profitability.

The position requires guiding project teams, collaborating with owners and architects, and developing new business opportunities while mentoring engineers and project managers on preconstruction activities.

Qualifications

• Bachelor's Degree in Construction Management or related field.
• 5 - 10 years of progressively responsible related job experience in the construction industry with prior estimating experience.
• In-depth understanding of pre-development/pre-construction, conceptual estimating, budgeting, cost analysis, value engineering, cost control, and scheduling.
• Experience with municipal rezoning, development and building permit applications.
• Ability to travel to project sites, valid driver's license.
• Ability to lead and manage preconstruction meetings, and communicate with internal and external teams.

Responsibilities

• Provide leadership for conceptual budgeting/estimating and scheduling.
• Oversee preconstruction activities including procurement and bid packages.
• Develop and qualify new business opportunities and maintain client relationships.
• Estimate and budget conceptual and negotiated projects; conduct due diligence with owners and architects.
• Evaluate materials and phases for cost-saving alternatives via value engineering and cost analysis.
• Attend and participate in project planning and coordination meetings.
• Mentor and train project managers and project engineers on preconstruction activities.
