Newmark is seeking an experienced Property Operations Manager to lead the management of multiple properties with a focus on tenant satisfaction, safety, and value optimization. This role involves budgeting, reporting, and coordination with owners to align with objectives.

The ideal candidate has a bachelor’s degree in business or related field, 8+ years in property operations, and a real estate license where required. Strong leadership and vendor management are essential.

Qualifications

• Bachelor’s degree in business or related field preferred.
• Minimum of 8 years’ experience in property operations.
• Knowledge in all aspects of business including leasing and construction management.
• Must have been responsible for a portfolio of three or more projects with direct reports.
• A valid real estate license is required in states where work is performed.
• May perform other duties as assigned.

Responsibilities

• Assist in solidifying positive relationship with owner by being proactive and responsive to owners’ needs and requests.
• Assist senior management in understanding and working with the client to determine goals and objectives for the performance of the real estate assets.
• Prepare and report information in a timely fashion to designated staff as set forth by Newmark and the property owners.
• Create and develop upgrades to services being provided by the company to exceed client expectations.
• Develop staffing plans and job descriptions for assigned sites and promote continuous education for on-site personnel.
• Oversee annual operating budget preparation and monthly financial reporting package.
• Review annual lease reconciliations and estimates for accuracy.
• Set goals for on-site staff performance and manage evaluations and promotions.
• Develop resource plans to deliver projects within budgets and schedules.
• Prepare lease abstracts and grant final approval on outputs where applicable.
• Review service contracts, select and approve contracts, and monitor vendor performance.
• Review and approve site-level payables/receivables and accounting outputs.
• Conduct weekly site visits and quarterly portfolio inspections.
