Job summary

WGA Legacy Property Management, LLC seeks a Director of Operations to oversee daily activity for a portfolio of A-B Class assets. The role develops financial strategies, guides property maintenance, asset management, and supervision of up to 10 Property Managers to ensure profitable, well-maintained portfolios.

The candidate will manage budgeting, vendor contracts, and staff performance, working with Asset Manager, CEO and Compliance to optimize operations across all properties.

Qualifications

• Minimum of 5 years of supervisory experience across multiple properties.
• Knowledge of applicable local and federal housing laws.
• Understanding of property maintenance, marketing, and financial aspects of property management.
• Familiarity with employment laws related to hiring, promotion, evaluation and termination.
• Strong supervisory and organizational skills.
• Ability to delegate and communicate policies and procedures.
• Proficient with Word, PowerPoint and Excel.
• Experience with ResMan software.

Responsibilities

• Hires, trains, supervises, develops, and terminates supervised staff per company policy.
• Monitors and improves property operations; reviews occupancy status and rent schedules.
• Audits property admin, accounting, and maintenance for policy compliance; resolves resident issues.
• Oversees recruitment for operational positions.
• Inspects properties to ensure high standards of maintenance and market readiness.
• Develops corrective programs to ensure fiscal health of communities.
• Prepares operating and capital budgets and monitors performance.
• Reviews expenditures and negotiates contracts with vendors.
• Leads monthly portfolio meetings with property personnel.
• Establishes relationships with lenders and regulators.
• Supports development of training programs and marketing plans.
