Job summary

Abode Property Management is seeking an Occupancy Specialist to manage occupancy eligibility for a portfolio of properties in the Bay Area. You will verify documents, ensure compliance with Landlord/Tenant laws, and coordinate with Resident Relations Managers and Compliance staff to move applicants through the eligibility pipeline.

The role requires a COS or Tax Credit Certification (or ability to obtain within six months), strong communication and organizational skills, and reliable

Qualifications

• High school diploma or GED required, plus 3–5 years’ experience with tax credit and affordable housing rules.
• COS designation or Tax Credit Certification or ability to attain within six months of hire.
• Reliable transportation and ability to travel between multiple counties in Abode’s portfolio.
• Strong verbal and written communication, organizational, and time management skills; detail-oriented.

Responsibilities

• Manage initial occupancy eligibility and certification for an assigned portfolio to ensure compliance with applicable laws and program rules.
• Review, verify, and submit applicant files for accuracy, income eligibility, rent limits, and program requirements prior to move-in.
• Maintain centralized waiting lists and coordinate with referrals, service providers, and internal teams to facilitate applications.
• Monitor applicant status and ensure timely progression through the eligibility pipeline using the property management system.
• Partner with site staff and operations leadership to align occupancy activity with unit readiness and leasing timelines.
• Prepare and maintain occupancy-related files and KPI/monitoring reports for compliance and funders.
