Job summary

Vaco by Highspring seeks an experienced Portfolio Manager to oversee a large NYC affordable housing portfolio spanning multiple boroughs. You will manage a dispersed team, ensure regulatory compliance, and drive operational excellence across properties.

The role requires substantial NYC property management expertise, deep affordable-housing knowledge, and the ability to coordinate with regulators while traveling to sites as needed. Hybrid field/office schedule with regular travel.

Responsibilities

• Partner with asset management on portfolio strategy.
• Monitor staffing and performance across properties.
• Utilize Yardi and other PM systems for oversight.
• Travel regularly to remain engaged with onsite teams.

Title: Portfolio Manager

Salary: $140,000-$160,000 + bonus

Location: NYC boroughs + Manhattan office | Hybrid field/office schedule

Job Description

A well-established New York City real estate owner and manager is seeking an experienced Portfolio Manager to oversee a large affordable housing portfolio spanning multiple boroughs.

The ideal candidate will bring substantial NYC property management experience, deep familiarity with affordable housing, and the ability to lead a geographically dispersed team while maintaining strong operational standards across a complex portfolio.

Key Responsibilities

• Required experience overseeing a large, multi-property affordable housing portfolio.
• Lead and manage approximately 10 direct reports.
• Ensure property teams are operating efficiently, professionally, and in alignment with company expectations.
• Ensure properties remain compliant with applicable city, state, federal, and affordable housing agency requirements.
• Coordinate with regulatory agencies, including HPD and other relevant governmental entities.
• Partner with asset management and senior leadership on portfolio strategy and operational priorities.
• Monitor staffing, performance, and team effectiveness across assigned properties.
• Utilize Yardi and other property management systems to support portfolio oversight.
• Travel regularly throughout the portfolio to maintain visibility and direct engagement with onsite teams.

Schedule

• Monday through Friday, 9:00 a.m.-5:00 p.m.
• Approximately two days per week in the Manhattan corporate office
• Properties are accessible by public transportation
