Job summary

Elmington Living is seeking a Director of Maintenance in Nashville to provide strategic leadership across affordable and conventional communities. The role focuses on asset preservation, regulatory compliance, training, and capital project planning, collaborating with regional leaders to drive efficiency and resident satisfaction.

The position requires extensive multifamily maintenance experience, knowledge of NSPIRE and PTA processes, and the ability to manage a geographically dispersed

Qualifications

• 7+ years of multifamily maintenance experience.
• 3+ years in a regional or corporate maintenance leadership role.
• Strong understanding of NSPIRE standards, PCA and lender/insurance inspection processes.
• Experience managing multiple properties across a large geographic region, ideally spanning affordable and conventional assets.
• Experience with LIHTC, HUD, Section 8, RAD, PBRA, and other affordable housing programs preferred.
• CAMT/EPA/CPO/HVAC/OSHA certifications preferred; Fair Housing certification within 7 days of employment.

Responsibilities

• Provide maintenance leadership across Elmington's full portfolio of affordable and conventional communities.
• Establish and maintain maintenance standards and best practices; tailor guidance by asset type.
• Lead NSPIRE inspections prep and PCA/lender inspections; oversee corrective actions.
• Design and implement maintenance training programs for site teams.
• Develop scopes of work for major repair, replacement, and renovation projects; collaborate with vendors and contractors.
• Assist with budget planning and vendor management; pursue cost-saving opportunities.
