Are you an experienced Portfolio Maintenance Director ready to join our team? MMS Group is seeking a Portfolio Maintenance Director to oversee maintenance operations for properties in Bronx and Brooklyn, NY.

Duties and Responsibilities

1. Supervise onsite maintenance staff
2. Manage property inspections and ensure properties are neat, clean, and functional
3. Hold regular meetings with Property Managers and your supervisor, documenting agendas and minutes
4. Partner with regional managers to maximize revenue and resident satisfaction
5. Diagnose and repair HVAC, electrical, plumbing, and other building systems
6. Train and mentor staff
7. Manage purchase activities and evaluate service request trends
8. Oversee preventive maintenance and ensure safety and compliance
9. Assist in budgeting and long-term planning
10. Oversee external vendors and internal maintenance teams
11. Conduct performance evaluations and staff development
12. Implement policies and promote safety
13. Ensure compliance with codes and regulations
14. Perform other duties as assigned

Requirements

• 7+ years of multifamily property management or maintenance experience
• High School Diploma or equivalent
• Experience with electrical, plumbing, and HVAC systems
• Valid driver’s license
• Fire Safety certification
• Basic maintenance tools
• Physical ability for heavy lifting and physical tasks
• Proficiency in Microsoft Office
