The Maintenance Director is responsible for the overall maintenance operation of the facility.

He/She is responsible for performing repairs. Other responsibilities include ordering and requisitioning supplies and equipment as needed, performing regular daily, weekly, and monthly maintenance checks, managing the preventive maintenance calendar, assigning duties and work assignments. The Maintenance Director follows established safety rules and policies, keeps required records, and submits them to the Administrator and Director of Property Management when required. He/She cooperates with other employees and department heads.

Responsibilities:

1. Performs overall supervision of the Maintenance Department, including hands-on maintenance and repair work.
2. Maintains the building in good repair and free of hazards, such as those caused by electrical, plumbing, heating, and cooling systems.
3. Ensures the building and grounds are in compliance with federal, state, and local laws.
4. Maintains the fire alarm and emergency generator systems in good working order; performs weekly tests and keeps records of test results.
5. Attends Department Head meetings, recruits, interviews, hires, and provides orientation for maintenance staff.
6. Remains on call for emergencies 24/7, ensuring the safety of all residents and adherence to safety, health, fire, and sanitation codes; familiar with fire safety and disaster plans, and current MSDS.
