Job summary

AvalonBay Communities, Inc. seeks a Porter/Custodian in Bothell, WA to maintain the interior and exterior of the community and support a high standard of cleanliness. This full-time role blends custodial duties with light maintenance, delivering a sparkling first impression for residents.

You will perform daily cleaning, assist with moving in/out, and collaborate with team members to uphold safety and quality, while providing excellent customer service to residents.

Qualifications

• 0-1 year of experience in custodial/ maintenance work.
• A valid driver's license.
• Ability to communicate with associates and residents to provide customer service.
• Ability to read and understand policies and procedures including Key Control Policy, Apartment Home Turnover Policy and all Maintenance Emergency policies.
• Ability to identify cleaning and chemical supplies and read SDS, understand proper chemical applications and handling.
• Knowledge of PPE and proper use.
• Basic understanding of emergency systems, shutoffs, locations and operations.
• Knowledge of paint types and paint tools.

Responsibilities

• Perform daily cleaning and maintenance tasks to maintain the appearance of common areas, grounds, and amenities.
• Clean and sanitize high-traffic areas, including lobbies, hallways, elevators, and recreational spaces.
• Monitor and maintain cleanliness of outdoor spaces, including sidewalks, parking lots, and landscaping.
• Ensure trash and recycling areas are regularly emptied and kept tidy.
• Conduct routine inspections to identify and report maintenance or safety concerns.
• Address minor maintenance issues such as light bulb replacement, paint touch-ups, and furniture assembly.
• Assist residents with moving in and out of apartments, including loading/unloading belongings.
• Provide friendly and responsive customer service, addressing residents' needs and concerns in a courteous manner.
• Work collaboratively with the team to ensure a positive resident experience.
• Maintain outdoor landscaping, including mowing lawns, trimming bushes, and planting flowers.
• Keep outdoor areas clear of debris and litter.
• Completing work orders.
