You will perform cleaning, light maintenance, and assist residents, contributing to a top-tier living environment. The position requires 0-1 year custodial/maintenance experience, a valid driver's license, and the ability to read policies and work safely with cleaning chemicals.

Qualifications

• 0-1 year custodial/maintenance experience.
• Valid driver’s license.
• Ability to communicate with team members and residents.
• Ability to read and understand policies and procedures (e.g., Key Control, Turnover, Maintenance policies).
• Ability to identify cleaning and chemical supplies, read SDS, and apply chemicals safely.
• Knowledge of PPE and proper use.
• Basic understanding of emergency systems, shutoffs, and operations.
• Knowledge of paint types and painting tools.

Responsibilities

• Perform daily cleaning and maintenance of common areas, grounds, and amenities.
• Clean and sanitize high-traffic areas (lobbies, hallways, elevators, recreation spaces).
• Maintain outdoor spaces (sidewalks, parking lots, landscaping).
• Ensure trash and recycling areas are tidy and emptied.
• Conduct routine inspections and report maintenance or safety concerns.
• Address minor maintenance needs (bulbs, touch-ups, furniture assembly).
• Assist residents with moving in/out (loading/unloading).
• Provide friendly customer service to residents and respond to needs.
• Work with team to ensure a positive resident experience.
• Maintain outdoor landscaping (mowing, trimming, planting).
• Keep outdoor areas debris-free and tidy.
• Complete work orders.

The role of the porter is to maintain the exterior and interior physical condition of the community according to operating and safety standards. This role is a blend of maintenance work and custodial work.

You Will:

• Perform daily cleaning and maintenance tasks to maintain the appearance of common areas, grounds, and amenities.
• Clean and sanitize high-traffic areas, including lobbies, hallways, elevators, and recreational spaces.
• Monitor and maintain cleanliness of outdoor spaces, including sidewalks, parking lots, and landscaping.
• Ensure trash and recycling areas are regularly emptied and kept tidy.
• Conduct routine inspections to identify and report maintenance or safety concerns.
• Address minor maintenance issues such as light bulb replacement, paint touch-ups, and furniture assembly.
• Assist residents with moving in and out of apartments, including loading/unloading belongings.
• Provide friendly and responsive customer service, addressing residents' needs and concerns in a courteous manner.
• Work collaboratively with the team to ensure a positive resident experience.
• Maintain outdoor landscaping, including mowing lawns, trimming bushes, and planting flowers.
• Keep outdoor areas clear of debris and litter.
• Completing work orders.

You Have:

• 0-1 year of experience in custodial/ maintenance work.
• A valid driver's license.
• Ability to communicate with our team members and residents in order to provide customer service.
• Ability to read and understand policies and procedures including but not limited to Key Control Policy, Apartment Home Turnover Policy and all Maintenance Emergency policies and procedures.
• Ability to identify cleaning and chemical supplies, ability to read and understand Hazard Communication Safety Data Sheets (SDS), ability to understand proper applications of chemicals and general cleaning supplies and ability to frequently handle these products.
• Knowledge of Personal Protective Equipment (PPE) and ability to use properly.
• Basic understanding of emergency systems, shutoffs, locations and sequence of operations.
• Demonstrates knowledge of paint types and paint tools.
