Job summary

Kairoi is seeking a Porter/Groundskeeper to maintain outdoor spaces, common areas, and vacant apartments at our multifamily community. The role supports a positive first impression for prospective residents and a pleasant living environment for current residents, performing cleaning, landscaping, and basic maintenance tasks.

Responsibilities include grounds cleaning, trash removal, window cleaning, and assisting with make-ready work.

Qualifications

One year of groundskeeping, porter services, or related field.
High school diploma or equivalent.
Strong customer service and communication skills.
Ability to lift, bend, and stand for extended periods.
Valid driver's license with no major infractions in the last 12 months.

Responsibilities

Keep community grounds, tour pathways, breezeways, stairwells, parking lots, amenity areas, and dumpster areas clean.
Perform sweeping, trash pickup, and litter removal.
Maintain landscaping, including watering plants and weed removal.
Clean and sanitize common areas such as lobbies, hallways, fitness centers, and laundry rooms.
Vacuum, dust, mop, and polish floors and surfaces.
Empty trash receptacles and replace liners.
Clean windows, mirrors, and other glass surfaces.
Assist in make-ready of vacant apartments by cleaning and prepping.
Assist maintenance with routine inspections and minor repairs.
Interacting with residents, guests, and prospective tenants professionally.
Responding to resident inquiries and requests promptly.
