What You'll Do
Essential Job Functions:
- Adhere to MORGAN’s Maintenance and Emergency Procedures manuals along with the Team Member Handbook.
- Ensure property grounds and common areas are clean and free of debris and that all external fixtures are clean and in working order.
- Complete assigned service requests and repairs in a safe and timely manner.
- Inspect the property; pick up trash and debris, and report all safety hazards or needed repairs to the Lead Maintenance.
- Clean parking lot areas, garages, walkways, entryways and hallways.
- Operate indoor floor scrubber machines when necessary.
- Ensure model tour route is free of debris.
- Operate leaf blower or parking lot vacuum to ensure that the property is free of debris.
- Empty trash cans and move/clean trash dumpsters and surrounding areas.
- Assist with removal of furniture, appliances and debris from vacated apartments to dumpster or storage.
- Assist with snow removal operations, pond, fountain and/or pool cleaning and maintenance.
- Pick up debris at dog parks and/or other pet areas using personal protective gear such as gloves.
- Assist with cleaning of vacant units for move-ins when needed.
- Clean pool, chairs, tables, decks and umbrellas.
- Comply with all training requirements set forth for this position.
Non-Essential Job Functions:
Other tasks as assigned by your supervisor, not listed as essential job functions.
Physical Requirements:
- Will need to be on feet (66% to 100%).
- Will need to perform the following physical activities (66% to 100%). Example: Bend/stoop/squat/kneel, perform routine maintenance/repair duties such as picking up debris, climb stairs, access upper floor apartments, work off a ladder, push or pull, reach above shoulders, grasp/grip/turn, handle maintenance tools, nails, open/close ladders, perform routine maintenance/repairs, use telephone, 2-way radio.
- Lifting/carrying (supplies, replacement parts, ladders, etc.): over 150 lbs (rare, less than 1%), 75-150 lbs (occasional, 1-33%), 25-75 lbs (frequent, 33-66%), 1-25 lbs (constant, 66-100%).
NOTE: Lifting and carrying weights exceeding 50 lbs. is often assisted by others. Examples include washers, dryers, air conditioning units, sofas, refrigerators. Wear Personal Protective Gear such as a back brace when necessary.
Vision Requirements:
- Observe areas needing attention/correction.
- Read cautionary labels, respond to written instructions.
- Frequent need to see clearly beyond arm’s reach.
Hearing, Speaking and Written Requirements:
- Constant requirement to give and receive information (33-66%).
- Ability to read, write, and understand English.
Driving Requirements:
- Occasional need to use personal transportation for errands (1-33%).
- Ability to be on-call and on-site on short notice.
- Must have valid driver’s license, insurance, and registration if driving for work.
Working Environment:
- Outdoor work in all weather conditions, often extended periods (66-100%).
- Indoor work in variable conditions, sometimes uncomfortable (33-100%).
- Occasional exposure to fumes, solvents, adhesives, etc., requiring PPE.
- Occasional working in confined positions (1-33%).
Qualifications
Education: High School (preferred)
Experience: Experience in pool care and general maintenance in property management or similar industry is preferred. Proven ability to interact professionally, organize well, and provide excellent customer service is required.
