Job summary

AION Management is seeking a dependable Custodian/Groundskeeper to join our facilities team in Edgewater Park Township, NJ. You will perform cleaning, groundskeeping, and maintenance tasks to ensure safe, welcoming spaces for residents and staff.

Responsibilities include cleaning common areas, performing light maintenance, handling trash, and assisting with move-ins/out processes. The role requires a high school diploma and a valid driver’s license, with on-site duties and on-call availability

• Assist with move-in/move-out processes, including unit trash out and cleaning as needed.

Safety and Compliance

• Follow all safety protocols, including the proper use of PPE
• Ensure compliance with property policies, safety regulations, and cleanliness standards
• Report incidents, accidents, or unsafe conditions immediately

Resident and Staff Interaction

• Provide courteous, professional service to residents, staff, and visitors
• Respond promptly to requests for assistance within scope of duties
• Maintain a positive and professional demeanor at all times

Education And Experience

• High school diploma or equivalent
• Previous custodial, groundskeeping, or property maintenance experience a plus

Physical Requirements

• Ability to operate cleaning equipment, tools, and basic property maintenance equipment
• Ability to work outdoors in varying weather conditions
• Availability for on-call or emergency tasks as required
