Job summary

AION is seeking a reliable maintenance helper in New Jersey to clean and maintain common areas, sidewalks, and outdoor spaces, and assist with move-in/move-out tasks. You will handle trash, perform basic upkeep, and support safety protocols on site.

Ideal candidates have a high school diploma, basic maintenance experience, and a valid driver’s license. The role involves lifting up to 50 pounds and on-call duties as needed.

Qualifications

• High school diploma or equivalent.
• Previous custodial, groundskeeping, or property maintenance experience a plus.
• Ability to follow instructions and complete tasks independently.
• Willingness to learn and develop technical skills.
• Valid driver’s license and reliable transportation.

Responsibilities

• Clean and maintain common areas, hallways, lobbies, stairwells, elevators, and restrooms.
• Sweep, mop, vacuum, and dust floors, furniture, and fixtures.
• Collect and dispose of trash, recyclables, and debris from common areas and grounds.
• Maintain outdoor areas, including sidewalks, courtyards, parking areas, and landscaped spaces.
• Remove snow, ice, leaves, and other hazards from pathways and entrances as required.
• Assist with move-in/move-out processes, including unit trash out and cleaning as needed.
• Assist maintenance staff with minor repairs, preventative maintenance preparation, and work order support.
• Notify management or maintenance team of safety hazards, maintenance needs, or damages.

Support to Maintenance and Service Team

• Assist maintenance staff with minor repairs, preventative maintenance preparation, and work order support
• Transport supplies, tools, and equipment as directed
• Notify management or maintenance team of safety hazards, maintenance needs, or damages
• Assist with move-in/move-out processes, including unit trash out and cleaning as needed.

Safety and Compliance

• Follow all safety protocols, including the proper use of PPE
• Ensure compliance with property policies, safety regulations, and cleanliness standards
• Report incidents, accidents, or unsafe conditions immediately

Resident and Staff Interaction

• Provide courteous, professional service to residents, staff, and visitors
• Respond promptly to requests for assistance within scope of duties
• Maintain a positive and professional demeanor at all times

Education and Experience

• High school diploma or equivalent
