Overview

The primary responsibilities of this position involve maintaining the property's curb appeal and assisting staff in managing the property efficiently. The Porter will frequently walk the property to remove litter, debris, cigarette butts, and other waste. All duties must be performed in accordance with company policies, procedures, and applicable laws such as OSHA, ADA, and Fair Housing.

Responsibilities

1. Transfer trash and debris from outside the dumpster area into the dumpster. Keep dumpster/compactor doors closed.
2. Perform daily trash-out duties at vacated apartments, removing furniture, trash, and boxes, transferring items to the dumpster or storage as applicable.
3. Assist with make-ready duties as requested by the Community Manager or Maintenance Superintendent.
4. Maintain work area cleanliness and safety.
5. Regularly clean specific areas such as the management office, laundry room, mail rooms, pathways, stairways, breezeways, dumpster areas, recreation areas, grounds, walkways, exterior lighting fixtures, and parking lots.
6. Help keep grounds neat and free of litter by raking, sweeping, or shoveling as needed.
7. Assist in cleaning and maintaining storage and shop areas.
8. Perform any additional duties assigned by the Maintenance Superintendent and Community Manager.

Qualifications

Experience: Experience in the multifamily industry is preferred but not required. Previous experience in maintenance, janitorial, or porter roles is a plus.

Education/Training: High school diploma or GED required. Basic reading and writing skills in English to understand labels and instructions.

Skills and Abilities: Ability to lift at least 40 pounds, excellent customer service skills, basic knowledge of hand tools (hammers, screwdrivers, wrenches, paint rollers/brushes), and attention to detail in cleaning tasks.

Working Conditions: Exposure to dirt, dust, cleaning solvents, and chemicals. Overtime and weekend work may be required.

Additional Information

Salary Range: $14.00 per hour, based on location, skills, experience, and education.
