Position Summary

We’re looking for a Permits & Utilities Coordinator who takes full ownership of moving projects from “paper ready” to “shovel ready.”

This role is critical to keeping our pipeline moving. You’ll be the person pushing permits through municipalities, coordinating utilities, and making sure nothing stalls between planning and construction.

This is not a passive, back‑office role. It requires persistence, follow‑through, and someone who knows how to navigate agencies, solve problems, and drive results.

What You’ll Do
Permits & Approvals
  • Own all permitting functions across active projects
  • Prepare, submit, track, and manage permits through the full lifecycle
  • Serve as the central point of contact for permit status and issue resolution
  • Work directly with county and city agencies to secure approvals
  • Interpret zoning, land use, and regulatory requirements
  • Coordinate with construction, land, sales, and design teams
  • Maintain organized, accurate records of permits, bonds, COIs, and submissions
Utilities Coordination (Gas & Electric)
  • Manage gas and electric service installation across projects
  • Coordinate directly with utility providers to ensure timelines are met
  • Review plans and drawings to confirm scope and alignment
  • Track inspections, relocations, and service activation
  • Conduct site visits as needed to verify progress
  • Maintain clear communication with internal teams on status and risks
Starts Process Coordination
  • Drive each home through the starts process to ensure readiness
  • Maintain visibility on upcoming starts and communicate timelines clearly
  • Identify risks early missing documents, agency delays, utility lead times
  • Proactively solve issues to protect start dates
  • Keep real‑time tracking so leadership always understands project status
  • Follow up relentlessly with internal teams and external partners
