Job description

Schaefer Homes
Production Manager - Residential Homebuilding
Location: Maryland
Type: Full-Time

Schaefer Homes is more than just a construction company; we're a dream factory for families looking for their perfect home. Located in Maryland, we're a fast-growing, highly reputable production builder. Our commitment to quality and customer experience sets us apart.

We're looking for an experienced Production Manager to oversee and lead our team of Construction Managers. This role is responsible for performance across multiple homes and multiple communities, ensuring schedules, budgets, quality, safety, and client experience are consistently delivered by the field team. The Production Manager is ultimately accountable for ensuring every Construction Manager upholds Schaefer Homes' Standards of Performance.

What You'll Do
  • Lead, coach, and manage a team of Construction Managers responsible for day-to-day jobsite execution.
  • Drive overall production performance across all active homes and communities -- schedule, budget, quality, safety, and customer satisfaction.
  • Set expectations and hold Construction Managers accountable to company standards and build-cycle targets.
  • Review and monitor building budgets, work schedules, labor forecasts, and cost-to-complete with a focus on efficiency and margin protection.
  • Evaluate project performance trends, identify risk early, and correct course quickly.
  • Ensure Construction Managers are using building software correctly for schedules, vendors, and purchase orders.
  • Support Construction Managers in trade partner alignment, vendor performance management, and sequencing.
  • Serve as the escalation point for client issues; ensure strong weekly communication is happening at the job level.
  • Partner with leadership, purchasing, and construction teams to strengthen the vendor bench and field capacity.
  • Ensure inspection readiness and compliance across all sites.
  • Maintain consistent, professional job site standards across communities and on-your-lot builds.
Construction Team Standards of Performance (Accountability)

The Production Manager is responsible for making sure every Construction Manager delivers the following standards on every job:

Maintain clean, orderly job sites

Sites stay clean, organized, debris-free, and safely staged. Trash removed regularly.

Operate OSHA/MOSH safety-first

Full compliance, no exceptions. Risks corrected immediately. Daily awareness, weekly checks, zero shortcuts.

Construction Manager owns the job

Each Construction Manager is the CEO of their job site -- owning schedule, quality, trade performance, and client experience. No excuses, no finger-pointing.

Deliver quality at 92.5%+ inspection scores

Scores must meet or exceed 92.5%. Defects corrected quickly and permanently. Build it right the first time.

Weekly client communication

Homeowners receive proactive weekly updates on progress, milestones, and decisions needed.

Return calls within 24 hours

Client communication returned within 24 hours (same day when possible). Acknowledge first, answer fast.

Bring your best every day

Prepared, focused, urgent, and proud of the work -- especially when nobody's watching.

Hit build cycle targets

Single-family homes: 120 days or less from start to completion.

Townhomes: 100 days or less from start to completion.

Risks addressed early and aggressively.

Deliver a fully complete home

Homes are truly complete at closing. PSO items closed within 7 days or less. Goal: zero post-settlement surprises.

Look the part, represent the brand

Professional appearance and conduct. PPE as required. Respectful, presentable, and aligned with our brand.

What We're Looking For
  • 5+ years of residential construction experience (production or semi-custom).
  • Proven leadership experience managing or mentoring Construction Managers, Project Managers, or field supervisors.
  • Strong working knowledge of local building codes, National Electrical Code, and OSHA/MOSH standards.
  • Ability to lead multiple projects through others -- setting expectations, inspecting performance, and driving accountability.
  • Excellent at problem-solving, prioritizing, and keeping teams moving in a fast production environment.
  • Strong math, budget, and trend-analysis skills; able to protect margin and forecast accurately.
  • Confident communicator and negotiator with trade partners, homeowners, and internal teams.
  • Experience using scheduling and purchasing/PO software in a production environment.
  • High integrity, sound judgment, and a consistent, professional leadership style.
