The Role

We're hiring a Settlements & Warranty Administrator to manage contract documentation, settlement coordination, lender pipeline communication, buyer scheduling, and warranty administration. This role keeps closings on track, protects clean files, and ensures homes move from contract to settlement smoothly and on schedule.

What You'll Do
Contract Administration, Buyer Coordination & Settlements
  • Assemble and load all contract documents into the ERP system and organize them in SharePoint.
  • Administer DocuSign workflows for contracts and change orders.
  • Review purchase agreements, change orders, and addenda for accuracy and compliance.
  • Manage lender pipeline reporting and host weekly calls with lending partners.
  • Communicate directly with buyers to coordinate closing timelines, settlement dates, and pre-settlement orientation appointments.
  • Schedule and coordinate settlements with construction teams, lenders, title companies, and homeowners.
  • Maintain and track settlement schedules, power confirmations, and send settlement letters.
  • Ensure all settlement prerequisites are met and files are complete prior to closing.
Warranty Administration
  • Oversee 2/10 warranty applications and ensure timely, accurate submission.
  • Maintain warranty files, confirmations, and required documentation.
  • Coordinate with internal teams and partners to resolve warranty-related items as needed.
What We're Looking For

Required:

  • Strong cross-department coordination skills (sales, field, lenders, title, and buyers).
  • Comfortable working in ERP/CRM systems, SharePoint, and DocuSign.
  • Clear communicator who closes loops fast and keeps stakeholders aligned.
  • Ability to manage multiple settlements and deadlines without letting details slip.

Preferred:

  • Experience with production homebuilding, settlement coordination, warranty administration, or construction operations.
  • Familiarity with construction documentation, change-order control, and closing timelines.
Compensation
  • $75,000 base salary
