Macdonald & Company is proud to partner with a rapidly growing, institutionally backed industrial real estate investment and development platform to appoint a Partner to lead Industrial Acquisitions & Development across the Southeast region.
Our client is a privately held firm headquartered in the Miami, FL, specializing in industrial, IOS, and light industrial aggregation strategies. With assets under management approaching $200M and a strong track record of successful exits, the firm is emerging as a market-leading player in the modern industrial space.
This is a rare opportunity to join as a true Partner, shaping acquisition strategy, building market presence, and driving development execution in high-growth metro areas across the Southeast.
Role Overview
Based in a Southeastern market, the Partner will lead the firm’s acquisition pipeline and development execution for industrial and warehouse projects, responsible for full-cycle development from sourcing, entitlement and delivery.
Working alongside senior leadership, this role will build and manage regional sourcing infrastructure, broker networks, and cross-functional execution teams, while further establishing the firm’s reputation as a market-leading industrial platform.
Key Responsibilities
Strategic Acquisitions & Portfolio Origination
- Develop and lead acquisition strategy targeting distribution & warehousing aggregation.
- Drive off-market deal sourcing through established broker and owner relationships.
- Underwrite and evaluate market dynamics vs. comps, vacancy, and leasing trends.
- Prepare investment committee memoranda, present opportunities, and negotiate LOIs and PSAs.
- Lead ground-up warehouse development, including site acquisition, entitlement, permitting, and municipal interface.
- Manage construction processes and partner selection, coordinate with leasing and property management teams.
- Oversee due diligence and close coordination with asset management for financial reporting and oversight.
Operational Infrastructure & SOPs
- Establish and refine SOPs, pipeline management, comps tracking, underwriting processes.
- Build and maintain acquisition databases and market intelligence dashboards to support investment decisions.
- Lead regional hiring (leasing brokers, PMs, analysts) and mentor a high-performing acquisitions and development team.
- Collaborate with national leadership, asset management, and capital partners to align on opportunities and execution.
Candidate Profile
Experience & Strategy
- Minimum 3 years of progressive experience sourcing, underwriting, and executing industrial acquisitions and ground-up development, preferably within the Southeast or Sun Belt markets.
- Proven success in distribution, warehousing, cold storage or light industrial asset classes.
Execution & Technical Skills
- Strong financial modeling expertise (Excel, Argus); ability to confidently negotiate LOIs, PSAs, and loan documents.
- Deep understanding of entitlement processes, local permitting, and municipal approvals.
Market Intellect & Communication
- Excellent communication skills, comfortable engaging brokers, owners, municipalities, and investment committees.
- Ability to distill market fundamentals into actionable investment strategies.
Leadership & Organizational Acumen
- Self-driven and highly organized; capable of building and leading process-driven teams.
- Experience hiring and mentoring acquisition or development professionals is a plus.
Travel & Location
- Willing to travel in South Florida, Atlanta, Charlotte, or another key Southeastern market.
