Job summary

RealAmerica is seeking a part-time Apartment Property Manager for Ritchey Reserve Apartments in Fishers, Indiana (65 units). The PM ensures occupancy, controls expenses within budget, collects rents, manages delinquency, and maintains tenant satisfaction while upholding LIHTC/HUD compliance.

The role requires LIHTC multi-family management experience, budgeting skills, and proficiency with Yardi Voyager and MS Office. A valid driver's license and background check are required.

Qualifications

• College Degree or commensurate Affordable Housing Property Management experience.
• NCP, NCP-E, C3P, HCCP, CAM or attainable within 12 months of employment.
• CAM designation preferred.

Responsibilities

• Maintain maximum occupancy and control expenses within budget.
• Rent collection and delinquency management.
• Supervise property staff and contractors; train staff.
• Prepare and manage property budgets and track revenues/expenses.
• Develop tenant retention strategies to reduce turnover.
• Ensure LIHTC/HUD compliance and company policy adherence.
• Conduct daily property inspections and lease administration.
