Job summary

Guardian Real Estate Services is seeking a Part-Time Community Manager for a 25-unit affordable HUD community in Williams, AZ. The role oversees property staff and vendors, ensures compliance with housing laws, and maintains financial health and curb appeal.

The ideal candidate is highly organized, professional, and able to work in a fast-paced office. Requires knowledge of HUD property management duties and operations including Fair Housing enforcement.

Qualifications

• High school diploma or GED.
• Two+ years of experience managing a multi-family community.
• At least one year in affordable housing or related industry.
• At least one year of supervisory experience.
• Strong understanding of Fair Housing and Landlord Tenant Laws in Arizona.
• Excellent attention to detail and organizational skills.
• Strong customer service skills.
• Strong math skills and basic understanding of property budgets.
• Basic technology, internet and computer skills; willingness to learn new programs.
• Ability to read/write/speak English.
• Ability to complete training requirements within deadlines.

Responsibilities

• Represent Guardian in a positive and professional manner.
• Coordinate efforts to meet property management obligations.
• Manage property operations in compliance with local, state, and federal laws.
• Assist in operating income/expense budgets and capital budgets.
• Analyze monthly financial statements and cash management.
• Administer budgets and enhance efficiency and resident satisfaction.
• Ensure compliance with affordable program requirements.
• Complete resident income certifications and re-certifications.
• Coordinate collections and documentation of revenues.
• Follow confidentiality guidelines for all information.
• Direct day-to-day activities of property staff; supervise staff.
• Record time worked and approve time records.
• Oversee leasing activities and tenant compliance.
• Identify leasing prospects and respond to leasing inquiries.
• Collect delinquent accounts per legal guidelines.
• Work with vendors under Regional Property Manager guidance.
• Approve invoices for property upkeep.
• Liaise with corporate departments for a team approach.
• Lead site staff meetings and document minutes.
• Seek process improvements to meet resident needs and ownership goals.
• Perform other duties as assigned.
